 What is quail land worth to lease

I have a friend that has 14 sections within 30 minutes of Odessa. He currently leases to some people for dove and quail and is wondering what current market rate is. The land has a ton of blues and a small percentage of Bobs. He also allows dove hunting if that adds to the value. Any input is appreciated.

Just raw land, there is electricity. We just hunted on another property they have and had our limits in 3hrs of hunting with 3 guys. There are coveys in sizes of 60+ birds.

I don't lease. Correct me if I am wrong but price doesn't go down when birds are down. So bird numbers mean nothing to lease price

Blanked, I don't understand your post. There are birds everywhere, all I am asking is what is the going rate per acre for blues close to Odessa.

Two years ago I paid $600 for dove and quail on 59K acres in the Sandhills.
If you drive another 30 minutes you can hunt all the public land you want to in New Mexico for $80.
