I would imagine you need to talk to the person you actually leased the hunting from and also the landowner. I think you got into deep Do Do on this one with nothing in writing.

A lessee has no authority of who can come on the property if invited by the lessor, unless there is some strange clause written in the lease that was signed. The guy is leasing the property, he didn't purchase it. However, if you are 100% sure the lease doesn't begin until 1/1 then the landowner needs to get it straightened out.

I'd say if you have the owner on your side do as you please as long as he says so. If the owner says you can use x gate and the rancher says no and puts a lock on it I would make sure its ok with the owner to get access from that gate, ask the rancher for a key/combo and if he refuses bring along a saws all, bolt cutter etc. He will get tired of replacing locks.

if you are sure the new cattle rancher's lease doesn't begin until Jan. 1 ...

and put your own lock in the place of the link you cut ... do not cut the other person's lock

I wrote the agreement/contract and it gives me exclusive rights hunting rights to every legal animal on the property. I don't have to go through the neighbors property to get to mine. He only watches over it to help the woman too. It's just that now he is trying to tell me what I can and can't do on the property. He could make it completely miserable for me out there if I don't stay in his good graces. That being said, I don't have to have anything encounters with him unless he chose to.

If he has the hunting rights and the owner has given him permission then I say tell the rancher to F off and o as you please.

I talked to the owner on Friday and asked when everything needs to be taken off. He said by Jan 1. that is when the new lease is scheduled to start.

Before doing any of that, if he locks the other gate, would you suggest to call the warden out to let them know what is going on?

I can not imagine that the GW will get involved in a dispute even with a contract. That is a lawyers job.
If I were you I would try to sit down with the new cattleman and the land owner and work things out.

at the end of the day I would be looking for a new lease - this is a no win situation - if your LO will not address it then nobody will. I would get the heck out of there and start over
