Wanting to get on a Hill Country lease for the 2017-2018 season. Just trying to figure out how much I need to budget. Was hoping around 1500.00 but no more than 2000.00 What are ya'll paying to be out there?

You might find a small acreage place for $1500-$2000. Don't expect much though. From what I'm seeing, most places that appear to be worth a darn are going north of $2000. Some of the better places are north of $3000.

Also, expect land owners to want to pile on as many people as they can. I've seen lots of places wanting to put 3 or 4 guys on 100 acres. Good luck.

Land can be leased for as little as $6.50 an acre, but don't expect it. A safe number for a lease with water and electric would be closer to $15 an acre and $2 to $5 higher if it carries exotics.

Last I was told all the places around us were $2500 a gun.

How many hunters per acre for $2500?

I'm looking for a lease in the hill country also. Losing my place after Thanksgiving and would like to find another for next year asap

just left a place that was 900+ acres rough area eastern Llano county, 6 hunters with wife privileges off paid hunter tags, decent camp house with water, kitchen, bathroom with shower, electric for campers, year around access with specific hunting area you are assigned to for your set up but the other hunters could give you permission to hunt their stand (and usually would after Thanksgiving and you could give them permission too for your setup). Trophy was considered 4.5+ y/o 9+ points, cull 4.5+ y/o >8 point, 3 does. $1500 which is extremely rare in my opinion for that area. only reason I left is I got on a lease with my adult son that just went MLD3 in east TX (and I still have 2 places in Burnet county, 1 in Lampasas county and one SW of Ozona).

Hill country ... Smaller size places will be higher per acre starting at $1800/gun on up, general rule of thumb $10-$25/acre depending on amenities, herd, exotics and hunters per acre the LO wants to put on a place.

I honestly don't know. The places I'm thinking of are at the very least 1k acres and some much more than that.

The old place I worked was about 1600 and had around 16 hunters, but roughly 300acres was mine to hunt alone. One thing I've noticed is that there is a mixture of guys that come once or twice a season and guys that are there every weekend and extended holiday.

If it were up to me I'd only allow one hunter per 200-300acres and look for the same as a prospective hunter. Of course this is all dependent on the animal density of the property.

The Hill Country consists of 25 counties. The Edwards Plateau consists of 40 counties. You might want to widen your search to all of the Edwards Plateau and you'll probably find lower lease rates.
