There is 14 acres for sale next to my 16. It has an easement getting into it. The property is not mine but I would rather post it to a hunter that is hopefully management minded rather than some random guy. There is lots of deer and I haven't heard a shot real close all weekend. Let me know if you want more info. Price is $49k and it's located just inside kempner

Hey what else specifically are you looking for? The downfall to the land is it has access through and easement. As you enter the property there is a wet weather creek so a flood plain. Good little section of hardwoods. Saw 6 deer over there this morning and yesterday as I was walking out saw a doe, 4 point, and 8 point. Not sure it is really a place for a future homesite just because of the pain getting through the flood plain.

I would buy it in a heartbeat if I could get financing for it but just bought the lot next to it a year ago

Is it bow hunting only? Looks kinda like a subdivision area from one of maps. Pics do look nice!

It's 14 acres so legally you can shoot rifle. We are shooting on it but we make sure we are elevated and we have backstop. We want to switch to bow only our 14 but that's just because we want to. Basically there is 4 14-15 acre tracts that make up a square then there is 2 acre tracts around it. There is a gun range just on the other side of those two acre tracts so the deer are not gun shy at all. I'll post up a pic of a google maps satellite pic I made for one of my friends when I was trying to get him to buy it outlining my tract and the other one

So the two other 15 acre tracts are on the north and south side of the easement. . To the south of the "yours" tract is another 18 acre tract I believe . Only to the west is where the houses are close up on the property line

Inside of that dark spot of trees, the hardwoods, there is an excellent bow or gun spot. The previous owner already has a tube tied to the tree that he put protein in.

I saw three massive hogs on my feeder before i put a fence up. Since then I haven't seen any. I am sure they are out there but they don't need to break into my side because some of the two acre places throw corn out for deer but don't hunt them. I really think this place has great potential to be a sanctuary as you said. Me and the girlfriend are more than willing to go bow only as that's what we planned on anyway. This year she will probably take one with a gun because she hasn't shot her bow enough, but next year we aren't bringing guns out. The only exception to that would be our 11 year old. She has never shot a deer and until she gets good with a bow we will let her shoot one. The overall goal though is for everyone, kids included to be bow only. I don't think the gun shots will affect them though because we have a gun range less than a mile away, so they are used to the sound. Also from what I have been told, no one really hunts out there. I hunted all weekend and did not hear a shot close by. We are putting in a food plot this summer and plan to feed corn and protein all year starting now.

I like your idea. $3,500 an acre and a 40 minute drive from the house I will do some research.

I don't think you can buy just land with your VA. I used the veterans land board for my loan
