Hunters failed to renew at my uncles ranch this year. I know its late but this is a annual lease already set up and ready to hunt.

Adamsville Texas deer lease available....300 +/- acers

Limited to 3 hunters...no guests hunting

Fall deer & turkey, ducks, dove, and hogs......(Spring turkey reserved for family)

7 feeders and blinds available...feeders running now.

Have a place for camping trailer with elect and water.

$7k/yr.....Lease must be signed

Contact ranch owner James at (512)540-6647 Tell him you got the info from the Jes on the hunting forum.

Seems like an alright deal since it has feeders/blinds, etc going and opening day is less than 2 weeks away.

what direction from Adamsville? I have a friend that owns a place about 2 miles east of 281 and he is covered up with deer.

we are over between Adamsville and Izoro on 1690 and the deer numbers are great, a few hogs, turkey, and the buck quality is REALLY good...we pay WAY less for that a gun and we have a cabin, water, and electricity..

I am pretty sure it's $7K total for the lease. Divide that by 3 and it's $2,333 a gun. He never stated per gun.

That sounds like a good deal. Long ago a owner in that area said I was crazy when I told him 4 guys on 100 acres at $1,500/gun is too much.

This....$7k for three guns for the year with seven feeder/stand locations already running.

A couple miles west of 281 off of FM 2806 near "onion top".

Yep, I talked with the landowner this morning. He said 'SEASONAL' lease. Also, the place currently does not have electricity hooked up. No big deal, just wanted to make sure others are aware.

I just spoke with my uncle. The "season only" issue to the lease is unannounced access to the property during hunting season only. Basically, from the beginning of dove season (Sept. 1st) thru the end of deer season NO prior notification is required before going to the ranch (although it is appreciated).

Evidently a past hunter decided that since he had leased the property to hunt then he could come up there unannounced anytime he wanted and do what ever he wanted while he was there. It wasn't in the lease agreement that he couldn't and was abused.

Coming to check/fill feeders, cameras, work on stands, etc. is fine as long as prior notification is made. My uncle also leases the property for cattle but they are usually moved off the property before deer season but not always.

Past hunters have come up to coon/jackrabbit hunt and run feeders prior to the season....this just needs to be communicated prior to coming to the property.

All feeders are in pens.

There was an agreement for the previous hunter for my uncle to purchase his stand and feeders. If the deal falls thru 4 stands will be removed....not sure of the timing....they are available for use as long as they are on the property. Hopefully we can get the deal worked out to keep them on the property.

As for electricity, it is available on a separate meter that the hunters can activate thru the provider....

Similar agreement to what we have and it works fine. LO's just don't want a bunch of people showing up at random times outside of the season. To date we have never been told no on coming out to fill feeders, shoot hogs, etc. (and last year we were out almost every month) Works out for us as well since if the LO sees anyone on the property when we haven't given notice that we will be out there, the Sheriff or GW will be called to deal with trespassers. Win win for us/them.
