I took my wife to Fredericksburg for the first time over the summer. We have a lot of friends there and I've been going a few times a year for 20 years. She loved it. Wanted to drop everything and move there, which unfortunately isn't currently feasible, but I was able to convince her that if she was serious about it, we should probably move on a tract of land pretty quickly because prices are going through the roof in the area.
Did a lot of searching and walked several tracts, but in the end, the place I bought is right next to my buddy's dad's place out by Enchanted Rock. Be a few years before we can afford to build, but it feels dang good to have locked something down. It's 14 miles from Fredericksburg and 20 miles from LLano. Got a couple natural springs on it that are currently flowing, and a decent pond that could probably be better with a little work. Really cool granite formation at the back and tons of deer. Too many, actually. Took a few pics, but they don't do it justice.

This will be our morning view with the sun coming up behind Enchanted Rock once we build:
As mentioned, probably saw like 40 deer walking the place, but it was mostly does and youngsters. Surprisingly well fed in appearance considering how dang many there are. Neighbor is a wildlife/earth sciences guy. Said we need to take a whole bunch of them out and they're out of control. Think I'll help him out with that request...
