I was missing a double ladder stand off one of my properties in just the last few days. Normally this neighbor always has his gate chained shut but it was trash pickup day and I found it open and him home. As I got closer to the house I saw my stand loaded onto the back of his tractor.




After taking a couple pictures I knocked and knocked until they finally answered. After a little chat I loaded up my stand and left him maps of the property lines and a survey we had done. I'm still missing two single seat 15' ladder stands off the property but glad to have got the double seater back. Sometimes the mrs likes to go out with me. Sometimes.

You were a lot nicer than I'd been. Glad you got one of your stands back. He knows where the property lines are. He lives there for crying out loud. He's just a straight up thief.

Yes they just bought the property about 6 months ago. Was pretty much running on mine like it was theirs. I suspect they took the other two stands also. All I can do is get a gate up and freshen up the no trespassing signs. Purple paint some posts.
Grand Saline area. Lawless.

Yeah I know. I hate to spend good money on a new gate to be vandalized or stolen. I might have an old ratty aluminum gate I can see how it fares. The metal meth heads pretty much steal anything they can get scrap for. Nothing like being robbed by the neighbors. They pretty much have easy access.

I'd go with a heavy chain and padlock. They would probably steal the gate just for the metal. The chain doesn't cost that much to replace.

The perimeter fence incloses the acreage he bought. I suggested that we split a new cross fence if he wanted to have any livestock. What concerns me is that he was approaching hunters I gave permission to use my property, who were given maps and survey plat. They have even brazenly accosted men with permission night hunting. It makes me wonder if they might be growing a little bit of weed out there to be so concerned about who is on my property. Using my entrance off the county road to cover their tracks but questioning anyone else going in. Hmmm?

Cross fences section of your own property, not yours from the neighbor. Sounds like yours and his are fenced together and is probably the root of the problem.

Good fences make good neighbors, you need to fence your property.

Correct, it was a family plot split up in 1992 when it was deeded to the heirs. It was always "the north farm" until one of the cousins sold her share a month after her husband passing away. Said she had never even been to the property so I had to show hew where it was. As a result, she sold off 8.5 acres of the southern edge (with the south fence line) now within this 6 months the new owners have pretty much taken the liberty of using it all since there is not a fence there which would have been a cross fence before they purchased. I don't care about the fence as long as they respect the property lines. It would cost thousands to have a fence row bulldozed and strung 1440 ft. Now I can't even run my cows there until it is re-fenced. Not worth it right now, have you seen beef prices lately?

I'm sure you enjoy your property, and I'm sorry you're having to go through this, but this is more evidence that a place should be sold whole and split the money with the heirs instead of subdividing. 'Never works out well.

We bought out all of the other heirs but that one tract. They had allowed me to use it as I mowed it and maintained the fences. The only reason I didn't buy it from her after his passing was she priced it twice the going price. Who'd of thought a city slicker would pay that price for a strip of woods and bottom with power transmission towers crossing right through the middle of it. I thought it would never sell. But I'm not letting them squat and plunder what isn't theirs.
