Have a rancher with 4,500 acres to lease near Dickens, Tx. Absolutely loaded with birds for the last two years and has not been hunted before for birds.
Lease is only from Jan.1-Feb. 26. No facilities. Ground water only. Could probably set up a small camper temporarily. Looking for no more than 6 guys. Asking price is $4 per acre.

I was thinking the same thing, but I don't know enough to be the first responder. $3-4 an acre I've seen quite a bit, but for full season at least...

That is astronomically priced for less than 2 months with no amenities.

Market for what you are describing is around $1.50/acre. For reference we have an January 1 through end of season quail lease in Dickens County, that includes a nice house and dog kennels we stay in and use. We pay 1.70/acre but like I said the accommodations make the difference.

This guy started out at $8 an acre on another site and is now down to $4.

There is a guy on here doing a full season quail lease on 11,000 acres for 75 cents an acre. I've been there, its loaded with birds.
