I have 3 different places avaliable for lease this year.
1- 909 total acres in Victoria County. Open grasslands with scattered oak brush. Sandy loam soil. This property is available post deer season only. The property is split up into 4 pastures. Cattle are on 2 week rotational grazing cycle. $3/acre 6 hunter max
2- 1087 total acres in Victoria County ( 338 acres of which available after deer season only and 749 acres are available to hunt the full quail season). This property is 1 mile as crow flies from property #1. The Arenosa creek runs thru property. Open grasslands and some thick brush. Cattle are on a 3 pasture rotation. 6 hunters max. $3/acre for the half year and $4/acre on the portion that is available for the full quail season.
3- 1987 acres in Jackson County on the Victoria County line. Avaliable after deer season. The Arenosa creek runs thru a portion of property. Cattle are grazed on a 4 pasture rotation . 6 hunter max $3/acre

rule of thumb I used to use is about 600 acres per gun, if its a good bird crop year.

Update- I have been driving around the properties spraying invasive brush species. Been seeing nice coveys (high teens - mid 20s) . Also, have seen some hatchlings. We had lots of rain spring and early summer as well as 10 inches from aug 15-sept 7. I am going to list these properties soon on many other sites, classifieds. My goal is to find hunters that will be back every year that've birds will allow. If pictures or overhead gps pics are wanted, I can accommodate. If multiple properties are wanted, we can talk about a volume discount. Pm me with any questions .

Also, the deer hunters at property # 3 ( 1987 acres) told me that he thinks that there are near 100 coveys if you could find them all... ! Looking forward to the best year in the last 10-15 years at least..

We have absolutely 0 rattlesnakes. Never killed one at any of these places. Their home area starts about 30 miles from all properties.

Thanks for the info! I've talked to folks in Jackson county, they seem to be covered up with them we are on the southern Jackson co line ( with Victoria). we do have water moccasins but no rattlers.

Update- The post deer season portion of property # 2 has been leased.
I still have 740 acres in Victoria County for the full quail season $4/acre.
1987 on the Victoria and Jackson County lines available after deer season $3/acre
