Does your landowner keep up the roads or do you? I am not talking all the way to the feeder but if you have established roads to your hunting areas does your landowner mow and plow them or is that the hunters responsibility? We have one main road to camp that is great but the other roads are horrible after the rains for two years now. It's a pain to bring out the skid loader when the LO has the equipment sitting right there and our main guy doesn't just ask him to fix. We can still access the areas but it is dicey unlike two years ago.

The landowner keeps them up once a year. After that, we just hope it doesn't rain too hard. We all have ATV's/UTV's so it is not a big problem.
Worst is when the county roads wash out and we have to wait three years for them to fix a creek crossing. You are in Montague County so you may know Dry Valley Road and Alamo Road.

Our old lease had an all weather gravel road to the back of the place. If you would leave ruts you didn't get off the road in a truck. Land owner maintained all roads.

Lease I just got off was dang near impossible to pass through getting just to camp. Roughly 2.5 miles of the softest east Texas red mud with a few spots even 4wd would get stuck in. Other side of lease you didn't even try without a jeep or atv. That's after one of the guys did lots of work on the get to this point. Even in a lifted jeep there were some iffy areas that make the seat pucker a little.

He used to drive it all the time, in his mid-late 80s and doesn't get around very well.

Its unspoken but feel its on us to maintain.. We've put in culverts and re routed water drainage with a backhoe. Our issue is rock and really don't have access to the right equipment to get the roads how we'd like them. But, 90% of our lease is accessible in 2wd when dry.

The last lease I was on we maintained the roads. It was part of our lease agreement. We hired outside operators and equipment once/year for the main work. Then had a guy come out and do touch-up as needed. Tearing up (and not repairing) the rancher's roads was one of the fastest ways to get the boot.

A little of both. We have our tractors out there several times a year and try to get everything done then, but if there is anything we miss or that comes up later he will take care of it for us.

The last lease I had was owned by a big time farmer. He had several million dollars worth of tractors and implements but steadfastly refused to maintain roads and senderos. I had to haul my tractor from Giddings to Uvalde to blade the roads,and mow senderos.

We share a mile long easement and have to fix it ourselves even if the landowner runs heavy equipment over it and damages it.


Sometimes it's hard being me! But somebody has to do it.

2 years of heavy rains have made the roads on my place unusable with anything but a 4 wheeler. I don't lease it but I dang sure can't fix them.

Landowner maintains roads only as needed for his ranching operation and if we want more than that it's up to us. There are a few pits on the place where we are allowed to get rock for road work if we provide equipment and labor. Haven't had to yet but some spots are starting to get rough and it may be time. We can still get everywhere in 2WD when it's dry.

We knew that up front and my opinion is that what we pay for hunting is small potatoes compared to his ranching income and I'm just happy to be able to hunt there and understand we have to work around the rest of the operation, not vice-versa. I don't have any expectations from the landowner other than him allowing us access to hunt and we treat his place like we are his guests. Guys in the adjacent pasture didn't have the same level of respect and they aren't there anymore.

I have 11 hunting leases that I am the manager over and the last 2 years have been tough on roads with record rainfall, I do all I can to help but it got bigger than me last couple years. I will take care of culverts and bad washouts but my hunters have to help out and they do, its a joint venture with me. I ask they have a couple workdays that include roadwork each year.

I will definitely ask him that if I see him. He lives in town so rarely is out there. One of our guys can run it all if he allows it. We just need three places fixed. I rather have the rain and some messed up roads. He spent all last year fixing the dried up lake and then had to rebuild the dam twice when it washed out from filling up in a day so roads were the least of anyones worries worries. He might get around to it like he used to do.

My friend has been spending some money on his place with washed out dam and all his rock being washed away. It gets expensive and very time consuming owning land at times just to make it usable.

Had lease near Rocksprings. Good lease and good LO except when it rained even 1/4 inch LO would block main pasture entrance with his tractor and make us walk in if we wanted to hunt. Never really understood it cause roads were solid rock goat trails....I mean they were BAD!!!But he was always griping about messing his roads up. hammer

Bad thing about that is if some thing breaks with a piece of heavy equipment. Is the owner going to say that it was the operators fault? Who is going to pay for the repair? I personally would not let just anyone use any of mine.

Seldom does a trip to the shop cost less than a $1000 bucks. One rear tire on my big tractor is over $1200. No I would not loan it to most hunters. bang

yep, have to agree, I wouldn't loan out my equipment to just anyone and if I did, it would be with the understanding it comes back as good or better than when they started using it. I have had several friends ask to borrow stuff, and I said sure but the operator comes with it ... not so close friends the reply is the same but with a price per hour plus haul fee (they usually don't take me up on it nor ask again).

my land owner, doesn't have the equipment or money...born on the farm and daddy passed yrs ago. If I want them fixed, I have to do it...
