Hello all! I have been operating Hog Heaven Hunts on my ranch for about the past three years but am going back to school so I am wanting to lease the ranch while I am gone! Ranch is just shy of 900 acres ( I'll get the exact shortly) and already has 4 rifle stands with two feeders each and one bow stand with one feeder. 5 stands and 9 feeders.
Also included is 2 semi primitive living quarters. Essentially 4 walls and a roof but they air conditioning so you can sleep cool at night. If you have any questions let me know! Check out the facebook page Hog Heaven Hunts to look at lots of pictures. Everyone have a great day! Jason L.

Whats the price? Is this seasonal or year round access? Are you the land owner or a middle man? What happens when you return from school?

Jason is a great guy, he owns the ranch. My son and I hunted it, we saw plenty of hogs and deer around dusk. The small
simple cabin has AC and a nice outdoor cooking area. Plenty of mesquites and cooking under the stars over an open fire,
we loved it.

Jason has been great and I've gone there over the past 3 years. I'm glad he's going back to school, but sad to know he won't be running hunts. I've taken deer and hog on the property.

Here's a description about the ranch.

Size wise I know it is close to 900acres. I know that it is not exactly that but just a little bit short of it. The ranch is completely fenced in on all sides as to keep the neighbors cows on their side. The ranch is about 10 miles south of town which makes running in for errands or supplies easy.

Water on the ranch. There are two windmills that no longer work but wells were there at one time or another. There are two true ponds and they can get full and will hold water for months if there is a nice heavy rain. There is also a shallow dug out that I made that can be seen from the big blind. It fills up quickly with not a lot of rain and will last a month or so once full.

What to hunt. Wildlife on the ranch includes whitetail deer, hogs, javelinas, coyotes, bobcats, bobwhite quail, blue scaled quail, and a variety of species of doves. Year round the predators, hogs, and javelinas can be hunted. The rest of the animals are seasonal.

Lodging. It’s basic and primitive but does have air conditioning and it keeps your dry and cool at night. Always welcome to expand on it or bring a trailer or whatever.

So what I am looking for in a lease. The max paying people that I would like is 5 adults. Now I have no problem with people bringing their friends out and stuff like that. My approach will be very laid back. Free range on the ranch to do as you please within legal limits. All I ask is that the ranch is maintained to be the same as how I leave it which would require road maintenance and keeping up with the feeders and blinds every so often. I have no problem with changes being made to the ranch either, all I ask is that everything like that is run by me first. If yall want to add blinds that's fine, if you want to cut a field, go for it, like I said, I am very laid back with it.

Asking price. So divided between people or not, I want $10,000 a year for the use of the ranch. For that area it is actually a very low price especially with the free range use of the ranch, most places have tons of annoying rules that I do not see necessary at all.

Well let me know if you need anymore information! Hope this answers some questions and is a good start. Talk to you guys soon Jason L. HHH

Also, thank you guys for the kind words! I am bummed about having to stop the hunting for now but it'll pay of in the long run for sure. Make some money in law and then have yall out as guests!
