Guys once again just passing on some info. I got a call from a guy who has 257 acres in Junction. He wants 10000 for it and it has some really cool fishing ponds. I'm just passing the info along so please don't call me. I know how hard it is to find a place so like I said I'm just passing it along because I can't do it as I am only one guy. Hope it helps someone out. His number is 210 830 0660. Seemed real nice.

He was saying 4 guys max so 2500 a guy. Not alot of land but he said it came with blinds feeders and the fishing. lots of deer and some exotics. Hope it works out for someone. I'm still looking if anyone has a place that needs a guy I'm intrested. Still looking for a hill country place that's got axis on it. I don't need trophies, does are fine. let me know. Thanks

Very HIGH IMO

Unless feeders are filled by the owner then that is a different in the price. If the blinds are very nice another plus.

Deer Leases are like Bass Boats.... To Dang High.

Well lets see. Kimble county Texas. Exotics,deer,hogs and fishing! Your looking at around $3000-$3500 an acre so that little 257 acres is worth conservatively 3/4 of a million. Yeah 10k sounds about right for that area. Anyone who thinks they should be able to lease it for 10-15 dollars an acre just hasn't wrapped their mind around land prices,ownership or the demand for leases as of late.

Im sure it will lease for that price but who ever leases it is stupid and I would tell them that to their face. This is one of the main reasons the common folk cant afford to hunt Texas anymore.
If people would quit paying these RIDICULOUS prices then maybe, just maybe they would go back down and be affordable again.
This 257 acre tract the is exact reason that I quit leasing in Texas. Funny how I lease 10x more ground than that in another state for far less than that.

15 yrs ago that same ground was free to hunt. What will that ground be costing you in 10 or 15 yrs from now?
I would not lease that place but hope he gets that much. If you break it down by seasons it is not that bad...dove hunting $250, turkey hunting $500, deer hunting $1500, year round exotic/hog hunting $1000 and year round fishing $500. Just be better with 2 spot than 4.

I will not judge someone for what they charge for leasing their property. However, I will say that I do have a budget, and TX leases have got very expensive. I will be looking at a lease near De Queen Arkansas next week. The info is on CL if you are interested. We as lease members have a choice as to what we are willing to pay, just like a land owner has a choice as to what to charge.
