Who here carries insurance on their land/cabin? I go through one agency but they are not returning my calls right now for the past week or more. Don't need to make a claim.. lol.. but was trying to ask them about buying insurance on a another property and cannot seem to reach them so.. figured to start shopping them around.

Who do you use?

How responsive are they?

Do you carry addendum for your Polaris / blinds/feeders etc?

I use Tex Farm bureau and do not insure anything outside of the barn...so if the polaris is inside I'm ok if not..oh well. I'm sure the responsiveness depends on how much farm insurance they do but mine is very responsive (jacksboro). I'm building a barndominium on the inside and may check into home owners insurance.

We use Texas farm bureau for all our rural properties.
1 mil liability / tractors / equipment / implements / attachments / utv's/atv's / structures / basically everything.
Never even thought about insuring blinds or feeders.

For our place in Blanco county we switched from germania to farm bureau about 3 years ago, due to lack of communication problems.

Longest we've waited for a call back from farm bureau agents is around 12 hours. ( calling their office)
They all provided us with their cell # & said to call anytime if we needed them.
Very happy with them.

We've used Germania to insure our properties for 30+ years. Liability, tractor & equipment, 4 wheelers, etc. Never had a problem.

Use texas farm bureau and they are responsive. First couple years it was just land and we had no insurance. Then got a liability policy in case someone got hurt etc. after the building was built we have a policy on the improvements.

I hear a lot about Texas Farm.. may need to give them a call.

Rustler: yea, I have one stand that I probably spent over $2000 on. I sure as heck do not want to have to build or replace that sucker again.. heh. If a fire breaks out, which it burnt about 17k acres north of us last year, I would sure hate to replace all the feeders and stands and cabin and fencing at once. Well worth a little extra money per month, imo.

Some do not see it that way, and that is okay, I just don't care to take a chance.

I called Texas Farm Bureau and they would not insure my tractor, equipment, mule on my vacant hunting land unless I insured my home and cars with them. They were the same on my home and $600 a year higher on my two cars than State Farm was. So, ???????????? State farm will not insure my tractor or equipment. I'm in a catch 22 situation.

lol.. I feel a lot better now. I called my ranch insurance place for like the 7th time yesterday and got voicemail again.

So, I thought, hrm..

I looked on the main site for the company I have insurance through (Hochheim) and found another local agent. I called them and asked them if they could write builder's insurance for me. They could, so I signed a form switching my ranch insurance to them and got a quote for the builders insurance within 30 minutes.

I love it when a plan comes together. I will, however, be re-evaluating my ranch insurance soon.

Amazing when you are calling a company to spend more money with them and they cannot return a call or email within a week and a half with a quote.

btw, here is the email I sent them this morning. Sure was fun wink

I will wait until I get the Builder's insurance set up and then ask the GA to re-look at the ranch policy.. heh.. 1700 a year seems awful high for 77 acres and a small cabin valued at only 160k.

Since I have been trying to get ahold of you all for a week and a half and you are so busy, I decided to transfer my policy effective yesterday to another GA closer to where I live.

For future reference, while I am not some "big fish" as far as policies go, I suspect that others would also agree, a week and a half of phone calls and emails, from me, should be sufficient time to get a call back or an email response. Calling and being told you have another customer 3 times and I would get a call back, then not hearing from you for a week....at all, was not acceptable, especially given I called back numerous times and emailed a few times trying nicely to get a response.

So, while I am sure I am not going to be a huge loss as far as revenue goes, to your agency, I hope I have alleviated some of that work overload that has backlogged you all.

Please disregard my request for builders insurance. I got it taken care of.

It just amazes me that I spent a lot of time trying to get you to let me spend money with you, and could not do so. While the policy may have been small, it would have / could have turned into a 2nd homeowner's policy for a 400k dollar house when they are done. Again, not a huge amount, but it all adds up when you give good customer service.

No response from them and Germania ended up covering the builder's insurance. Going to get them to re-quote the ranch insurance now. We pay about $1750 a year for ranch insurance on a ranch estimated/appraised at 160k. Seems a bit high when we paid like $1150 a year on a house that was appraised at 260k. I know there is a difference, but there should not be that large of one... it only costs "X" dollars to replace everything and that does not add up.

We will see.

That's way to high for a 160k piece of land unless they are also covering a lot of buildings, equ, tractors, etc. At least it seems that way to me.

The 160k includes a cabin we built. I also added in like 2 deer stands and feeders, in case of a fire and I have to replace everything, and a polaris ranger.

Still seems a bit much.

Will talk to them about it today.
