What are you guys paying for these type of leases? I'm looking at one right now for $2 an acre. This seems high to me but the place has plenty of quail and its less than an hour from my house. I have a season lease in west Texas that's much much cheaper. I'm probably going to take the place just because it's close and I could probably get out there three or four times a week.
I was wondering what the going rate is for an after deer season quail lease.

That is about the going rate for a top notch ranch that isn't too far a haul from one of the major metroplexes especially if it has utilities on it.

I supplement those months with trips to Iowa, South Dakota, Kansas, and South Texas. Works out okay. Full season quail leases are pretty well a thing of the past. Very difficult to find one.

I was on a deer lease outside of Brady a while back. The land owner was an avid quail hunter and he didn't wait till after deer season to hunt quail on his property. From the deer we saw and the deer we took, I couldn't see a problem with doing both at the same time. Deer hunters are superstitious bunch. If you bird hunt and they don't see deer, it's because you scared them off. If you don't bird hunt and they don't see deer it's because they have gone nocturnal

after deer season lease is a crap shoot -------- if there are a lot of quail on the property you can bet the deer hunters are killing some ( or a lot), if it is thick and you basically can mainly hunt the roads, the deer hunters have already done that, plus the normal quail reduction 2 months into the season. How many birds in Oct has nothing to do with how many birds in Jan when you can hunt it. I lease after deer season, but not until I have been on the property and see for myself what the quail population is at that time. It comes down to how important is $2,000 to you.

Dune, I have hunted behind deer hunters for years and never one time had a problem. The deer hunters have always been great allies and resources for us. They keep their feeders going all season and we benefit from it and my deer hunting partners are always giving us locations and bird counts through out the deer season. Besides, they can shoot at all they want with a 30.06 or 7mmMag and I am not too worried about them hitting too many birds. They shooting birds goes against all strategy of them getting to see any deer. I have learned to work with the deer hunters rather than against them. Even this past year, I started on my lease in January and we still were averaging 22-25 big covies a day. I am not one to throw all deer hunters into that category of being quail slayers while they are at the lease. Quite the contrare!

north texas is on point no pun intended. I have had several after deer season quail lease and never a problem.
They might skillet shoot a mess for dinner once or twice but that is it.
That being said I had a quail only lease once that had good deer on it and had to kick off 2 hunters for shooting deer. Excuse I wanted to get my money's worth.

North Tx ------- you refer to your deer hunting partners --- I made the assumption that the quail hunter will not know the deer hunters. As tigger said , they covey shoot the birds, some hunters more than others---------- thses days the crazy prices that deer hunters pay for a lease, most of them feel that they can hunt/shoot anything on the property ( as tigger said -- "" had to kick off 2 hunters for shooting deer. Excuse I wanted to get my money's worth."") . Unless the land owner specifies that quail are not part of the deal, they will most likely shoot them. Actually I think that would be a good question to ask the land owner,,, if he has told the deer hunters that quail are not included in their hunting.

i make sure that I am the only quail hunter and we have a gentleman's agreement that I don't bother them during deer season (bow and gun) and vice-versa. So far, it has worked out beautifully. We have become pretty good friends. It is a great bunch of guys.

They manage the land to benefit both groups as well. You also don't get rights to hunt both, it's one or the other. The only rule as far as hunting together is that you cannot as a quail hunters purposely hunt around the deer feeders.
I'll take a Black Female every time.

We deer hunt in the morning then go have breakfast and quail hunt until it's time to go back to deer hunting, neither seems to hurt the other. We dang sure hunt around the feeders because that's where the birds stack up!
Yes! A Weatherby does kill them deader.
