I lease a pasture for grazing cattle. Hunting rights are specifically included. Having only hunted the place 3 times in 6 years, I want to sublease the hunting rights to a friend. My landowner says no, unless my friend can add her as an additional named insured on his homeowner policy.(She is already so named on my policy, and will continue to be.) My friend's problem is that he does not have Homeowners Insurance and the cost for just this lease is prohibitive. Does anyone have any suggestions?

I can tell you, as an insurance agent, I looked for coverage personally and couldn't find it. Let me clarify, I couldn't locate coverage once money was involved. Very thin lines on this throughout every policy form I read.

We put $2,000,000 liability insurance on all of our leases that covers both our outfitter and lease holders. There are insurance companies out there that specifically provide insurance for hunting leases. Feel free to PM me if you have any other questions.

FYI to people reading this thread. There are policies and coverage does exist but they are in the commercial realm. Farm and Ranch Owner's and homeowner's doesn't provide adequate coverage once money exchanges hands. For example, I lease from the landowner in my name, once I sublease to my buddy coverage can cease to exist. Every company can be different but I read policy forms from multiple carriers and couldn't find anything I was comfortable with.
Basically just saying buyer be aware.

Search "Agritourism Texas Liability" This is a fairly new law that protects landowners from a number of things from hunting to hay rides. It's been long over due but I believe it went to affect last Sept.1st. I had 20 signs made and handed them out to all of my neighbors. May not keep you out of the court house but should protect the landowner in the event something happens.

The insurance for land owners is peace of mind. When you have a hunter come on your property and pay you a cash lease for hunting rights there is an assumption of risk. Texas law protects landowner from being held liable for accidents on property unless it is due to the owner negligence. For example property owner dumps battery acid out on the ground and lease holder falls in it.
The biggest expense for landowners is not losing the law suit it having to go through the trouble and expense of fighting the lawsuit.

I was on a lease in Palo Pinto and we used this company. I think it was around $200 for 5 people on 500 acres
I'd ask him if he's pregnant. He missed a s__tload of periods. I'll take "things that look like a uterus" for $200 Alex.
