Anyone have a general good idea what per gun would be for this? I'm guessing $1500/2000

330 acres split between brown/Comanche county
Deer turkey pigs the most. Some light duck. Some dove.
Electric hook up. 3 tanks if wet season. 2 if it's dry.

Would be for entire year.

mpr77, per gun would also depend on how many guns the land would support. Think of it as dollars per acre. In that area you could get 10-15 an acre. Electricity is a big thing for hunters with campers.

ok thx- probably no more than 5. It's empty right now.
Guy who had it retired and remarried and his new wife I don't think
Liked him out there all the time so he left after 20 years. It was
Previously just him and his brother and his grandson.

Are you looking to lease this for your own hunting or are you the owner and trying to find hunters?
I would be interested if you are trying to find hunters.

I would think that kind of place in that country could easily fetch 4-4500 for the place, with an electricity hook up. Of course the type of country would make a difference if it is pure pasture land it would go for a lot less than if there is good cover.

MPR, if you are looking for hunters I'm interested. Just gave up a lease in deep East Texas that was too far away to drive very often. Your area is a lot closer, so it would be possible for me to get up there more often.

I wouldn't put no more than 2 on there, but the reason it's called hunting pressure. Good luck with 5.

12$ to $15 per acre would be fair market price for the year-round lease with hook-ups, depending on quality. 3 hunters would be a good fit in that country. That would work out to around $1,500 per man.

I would hunt 2 people on it, 3 tops. If 2 people I would say 1750-2000 a gun, if 3 people, I would say about 1200-1500 a gun. But with more people, more deer will be shot, thus depleting the local herd. I'd bet you can find a guy that will give you 3500-4000 to have it to himself and his son up

2 guns tops or you will have a revolving door each year and who knows what would be shot. I would do 2 guns at $2,000 each. About $13 an acre. That land probably cannot support more than 2 mature bucks being shot each year if that.
