I recently purchased 355 acres outside of Cisco and have leased an adjoining 400 acres. The 355 I own was aerial sprayed for cactus about a year ago (getting a very good kill so far). The 400 has not been sprayed and has quite a bit of prickly pear cactus. The property has a lot of quail and hasn't been quail hunted in the past 10+ years. Here's my questions:

1) Would $250/day be a fair price to let hunters come out and quail hunt it with their own dogs?

2) Would there even be an interest given the cactus situation?

We need to know what the property is like other than the cactus? Is it really thick brush, open native prarie , improved pastures, etc...

A lot of mesquites. Thick in most areas but does have some open pastures. Has incredible grass cover.

That looks good. You would have to have at least 20 coveys for $250 to be a fair price. Closest lodging?

Lower end hotels 5 minutes away in Cisco. Nicer hotels 15 minutes away in Eastland.

I took my dogs into cactus once -------- around Ranger ------ never again ------ some hunters may not feel that way. IF your plan is to wait till after deer season, you are unlikely to have the population to support that price.

Cactus, that ain't no cactus! That looks like a country club compared to what I hunt in up in Kent County. Quail hunting is not for the faint of heart neither in man nor dog. You have to go to where they think you are ain't.

Looks a heck of a lot nicer than the public land I quail hunt on. I for sure would consider it for that price.

Don't be fooled by the pictures. There is a lot of cactus in some places. Most is dying off nicely on my 355 acres. I pulled these pictures (except for the one with the quail, I took it with my cell phone over the weekend) from some of what the broker listed when it was for sale.

With that small of acreage you are going to really pressure the population after one or two hunts.
Pretty looking place though!

I don think there's enough quail in that area to charge someone anything to hunt. I have a cousin with several thousand acres between Cisco and Moran. I've run my dogs out there and I don't think there is more than 4 or 5 coveys on his entire place. Maybe your bird are thicker but the pasture looks the same. You would have to define what a lot of quail is.

Can't speak for your friends place, but I have 7+ coveys just on my 355 not to mention the additional 400. What I will probably do is have the first group out at a reduced price and they can give a review to the THF about their experience. Thank you all for the feedback.

Why not just lease it for the season for around $3,000 to a couple of hunters? I've found that season leasers do not shoot up the birds like day leasers.

You'd be better off leasing it for $10 an acre, which you could probably get.
