Me and my partners went an looked at a place in Red River County this past Sunday. It's about 2600ac and while it doesn't have Sulphur River frontage the river gets within 50yds or so. This is a beautiful piece of property. Lots of tanks (which were still covered in ducks) lots of deer tracks and hogs galore. Probably saw 40 in 2 hours driving around. Landowner is a very down to earth man that only wants his property taken care of and wants to lease it long term.

There is quite a bit of pasture but also lots of wood edges and transition areas. There is a if creek bottom that runs a couple miles through the middle. Campsite with water and power (~10-12 hookups that we could see) and there is a lake/pond at the camp. It's a family friendly place but no guests are allowed to hunt (household family can hunt, guests are allowed at camp). Landowner is open to going MLD. The only downside that we can see is that he will only allow 10 guns and the price is $26,000. I have 2 other guys that are chomping at the bit after seeing the place but we can't swing it ourselves. This appears to be a gold mine so I wanted to see if there is anyone out there that may be interested in joining us.

We are all professional guys that love to get away more than anything else. We'll drink a cold one at camp but don't party. We have young sons that love getting outdoors and I think this is a place they could grow up on. I realize it's kinda high for east Texas but there are some good deer up there and each man would basically have 260ac a piece. There is a rifle range and ranch staff on the property. Again, we spent several hours with the landowner Sunday and they don't seem to come any better.

PM me with a number if you have any interest. This place could hunt 25 guys no problem but 10 is all he wants so that's what we'd need to make it happen.

Used to hunt up that way, nice area but poachers can be a big problem.

That's one of the things we like about this place. It's part of a much larger ranch and the ranch staff is there almost all the time.

He said there were. Didn't see any but didn't really look. We aren't big turkey hunters.

Core group are good lease partners. I've hunted with them before and would again.

I don't know anything about this lease. It sounds like one that has been on Craigslist the last couple of years. If it is the same one, and is a quality lease, I would want to know the reason for the turnover.

I think the main "issue" is the cost resulting from the limited number of hunters. He also will not lease to individuals. He only wants a group with one lease boss to deal with. Not a lot of groups of 10 guys running around and not a lot of folks willing to pay that kind of money for east texas. Don't think it has been leased to a group in 3 years and the last group was asked to leave due to allowing guests/others to hunt in order to offset the cost.
