Based on the rain already it should be another great year for both deer and quail.

The ranch is 17,550 acres 6 miles north of Big Lake. Includes housing, a walk-in cooler, feeders and blinds. Perfect for a corporate lease or large group. I'd like to lease it to one group but will split if I have to.

Also would consider leasing birds and deer separate if I have to. I'll post some pics later.

Cleaned out some old messages. Should be able to get pm's now.

Also, the previous group will give me a reference when we get to that point. And I want $5/acre for the lease. If you look at the value of the quail alone ( ~ 2.00 - 2.50/acre ) it's not a bad deal for the deer.

Ha! Nope. None of my leasers are in oil/gas. These guys wanted to be in south Texas and one of them talked the others into trying west Texas. A few weren't happy with the difference (mainly the drive).

Big Lake area is great. I hunted a ranch around there several years ago and would go back in a heartbeat. I saw blue quail coveys 60+ routinely. The ranch I hunted had lots of deer but lots of other hunters as the lock combination seemed well known so I did not see trophy bucks but that was a management thing. My hunts were free so I could not complain about that.

If therancher splits it up I would take a section sight unseen at his price.

I hunted 10 miles north of Big Lake for 15 years. Last time was 20 years ago. I loved that country, lots of nice bucks and a few really big bucks. I had 12,000 acres and paid $.50 an acre. Shows you how times have changed, but I will say, I believe that $5 an acre is a fair price. We never used feeders, but used spot and stalk to take most of our deer. The rest came from rattling them up. If I had not bought my own place, I would be looking at getting on this one. And I don't even know who, "therancher", is, but I know that country.

hunted that area years ago and loved it - only issue on our lease was the goats - otherwise good fun out there

A few javelinas but no hogs. I know it's weird, but I've owned ranches out their since 2006 and we've never seen a hog.

This is a deer on the ranch that is representative of what it will produce. He's not over 4.5.

Ok. I'm about ready to start piecing it out. I'm gonna list it on craigslist for a week or so and then I'm gonna open it up to small groups/individuals leasing individual pastures. I have plenty of housing options so it shouldn't be too difficult.

I went out and looked at this lease and met Therancher. Nothing but good things to say about the place and believe it or not, we got along great rofl

It is a well kept ranch with plenty of lodging and amenities including nice stands and a walk-in. The ranch hand is a good man and very helpful.

Water is important in that country and they keep the pumps going. No doubt, great genetics and great potential. If it was just me looking, I would have leased it. It just didn't fit everything my group was looking for. Will be a great lease for someone
