Please read entire post. ******************************************************************************************************************************************** *Looking for 2, prefer buddies/ or father son. Property is appx 1600 acres on appx 10k acres (8400 hunted acres) near the town of Evant. We're about 55 miles south west of Waco, 30 miles north of lampassas, 60 miles south of Glen Rose. 3 bdrm/2 bath house with electricity and water. Water well is being replaced but should be finished in about a month. Currently have 7 members, looking for a total of 9.

Lease runs from mid February to mid January.

Current mix of guys range from mid 30's to 70's, father / sons, and good friends. We're not the party crowd, but do have a good time. Immediate family only and can shoot off your allotment. Most of us have a younger kid or 2 that tag along.

Lots of change in elevation. Mostly Cedar with a mix of oak and mesquite. 1 large tank with fish and 2 smaller tanks, and a creek runs through the property.

We feed year round. Protein is required through the entire off season. We do not have an open stand policy and are required to seek permission if you want to hunt someone else's spot. You will be assigned an area and required to maintain at least 1 corn feeder and 1 protein feeder.

Game includes whitetail, turkey, and pigs. Since we are on MLD, the ranch divides up tags based on surveys. You're required to provide 3 surveys annually either by sit or camera. Based on the groups surveys, we may adjust total tag count. Turkey numbers are good and pig numbers are high.

A little history. This will be our 5-6th year managing this property. We beleive the property was not well managed prior to leasing and have been very conservative on total harvest, however, we have seen drastic change in the population. We use to see 2-3 deer per weekend, now averaging 5-6 per sit, some in the 15-20 per sit.

Ranch definition of a trophy today is 8 points, 5.5 years. We see our tags as management/ cull bucks and as a group we do our best to create a list of bucks to harvest. As a group, we will determine doe numbers closer to season, but have really laid off the does for the most part. You're welcome to come during the off season to maintain feeders and have full occupancy during turkey season and deer season (rifle begins around first of oct/ same as bow opener, and runs through Jan 15.)

Don't expect to come and shoot a trophy every year. I would bank on being able to take a doe and management buck with the opportunity to take trophy as the opportunity presents itself. Trophy for this ranch would probably go in the upper 120's to mid 130's, but 140's not out of the question. The ranch has had 160-170 class deer in the past, we're just not there today.
This past season, we took 3 bucks and 4 doe, 7-8 turkey, and appx 25 pigs. Deer count could have been higher , but most waited too long to take the "big one".
Price this year all in is $2655 which includes the lease fee, camp fees (house, electricity), a small rainy day fund for repairs. I will provide a detailed break out of the budget for those coming to view the property.

Again, looking for long term, management minded only with the same vision we have of continous improvement of the herd. No drama needed!

Its taken a while but it looks like the ranch is finally starting to improve and getting some good management minded hunters. I've hunted this ranch almost 20 years. Its a beautiful area. I kind of miss getting off 3 years ago.

So it would be $2655 plus protein and corn? Do you split payments up or all at once?

Correct. The $2655 does not include the feed for your area. High level, the ranch charges us for 10 guns at 2k per. We want to run a gun or 2 less right now for more elbow room and while we continue building the deer count.
In addition to, we pay an annual fee for the house, prepay 1 year of electricity based on last years average, include a small rainy day fund, current repairs, and a small amount for a camp feeder. A detailed budget will be given to those coming out for a visit.

$1500 is due now and trying to collect the last bit by turkey season, but have some flexibility.

The ranch as a whole is much larger than just the 10k we're part of, so not sure what the total count was for all the property nor the 10k, but we received 10 doe/10 buck tags just for our 1600.
