One or two tracts combined in Dale, TX for lease for all game seasons March 15, 2016 - March 15, 2017. No restrictions. No amenities. No hookups. This is a camper on generator or primitive camp deal. 40 minutes from Austin. 328 acre (North) tract has 5 pastures. 2 small tanks 1 large tank and wet weather creek 422 acre (South) tract has 4 pastures. 3 small tanks 3 large tanks and wet weather creek The 422 acreage tract has been TPWD public hunting land for Dove and Teal several years. Large neighbors - (Darst Creek Oil Field on 3 sides). I'll be working with the owner on the price - #of guns and price per acre will be negotiable once it's set. PM me if you want more info.

are there any deer in that area? or more for dove/duck?

are there any deer in that area? or more for dove/duck? TPWD 2015 Whitetail deer numbers for Post Oak Prairie Region were 35 deer holding per 1000 acres. At 750 acres I'd estimate that at 26 deer give or take. The 422 was public for Dove and Teal only. The 328 was untouched, according to the current owner. YMMV on that though. My guess is no deer pressure since the previous owner leased it to the State, the pop is overrun with scrubs and culls. Year 1 on this place is going to be an eval and management plan initiative type endeavor. Which is why I'm going back to the owner to work on pricing. He wanted $30 per acre and that's just not realistic. Caldwell County is bringing back the Feral Hog Bounty program.

This opportunity is a bust. Scouted it today and It's not worth anywhere near $30 an acre. Landowner won't move on price. Sorry to waste everyone's time.

I know this area somewhat. There are deer around but trophies are going to be few and far between. Does are available in Archery season only. That place looks a bit open and therefore won't hunt many people. I wouldn't put more than 3 on it. That would translate to about $7000/gun. Landowner is smoking crack.
