Looking at a lease in young county near Newcastle and about 4-600 yards away from the Brazos river. Property has a ton of deer sign and some hog sign with no hunting taken place on the property for the last many years according to the owners family member who is in charge of the lease. Certainly no areas where feeders or blinds had been set up. Surrounding properties are not hunted much at all, according to same family member so there might not be much hunting pressure either.
Just wondering what your experiences have been in this neck of the woods and what type of deer I could expect to see on a low fence place.

East or west of Newcastle? That area is heavily hunted to my knowledge. But there are nice bucks around. Get feeders going ASAP.

River bottoms always hold a lot of deer regardless of the pressure. Betting lots of nocturnal activity but some darn good deer in that area. Good luck !

Could be very good depending on if you have enough land to provide bedding area, enough browse, water. Hunting pressure is high. Small properties abound. If they border your place, that's generally problematic is this area. Properties that don't have these issues have very good hunting in the area.

I have been told the surrounding properties don't hunt, and this property has not been hunted in years. Time will tell I guess, but given the deer sign on the property this could be really good. Gotta get some feeders and stuff set up as soon as possible.

Buckeye, pretty consistent with all of Young county. Some very good ones and good potential throughout the county just a very good bit of hunting pressure. Deer tend to go nocturnal early in season especially if hunting around a good amount of hunting pressure. The Brazos should serve as a game pipeline for you. Take up bow if you don't already do so and get plenty of time in during early rifle season and rut..

We hunted outside of New Castle two seasons. Too many poachers.

We were on a place a few years back west of Newcastle and not far from the river. Just a few hundred yards, too. Lots of turkey and some hogs, plenty of shooters at night. We were told there was no hunting in a long time, not much pressure around, etc., but it was all a bunch of lies. It went through an agent though that everyone now knows has a terrible reputation. If you're dealing with a landowner directly you're doing it right.

Just out of curiosity, how did you know you were poached or knew of poaching going on? Tire tracks? Game cam pics?
The ranch owner lives at the only entrance to the property we're on now so I'm not worried about it. Nowhere near Young Co tho...

My son grew up and went to school there. Not a lot to do around there, they would go out to the bridge for something to do and run the back roads. He didn't poach I'm sure but bet he knew some of the lowlifes that considered it normal. Only liquer stores around and free time that's the mixture for trouble!

OP, you might have a good place lined up. There is poaching in the general area, & the general area also has high hunting pressure, but that doesn't mean it won't be good hunting. Feed lots a protein & corn. How many acres is your lease & how many hunters you got on it?
Id like to know more about exact location, & the landowner, you can PM me if you wish to disclose that info, & I'll let you know what I know (which isn't much). I assume your out past the Fort? I know several landowners out thataway, & several hunters.

We had pics of them driving through the property, a person on the adjacent property watched someone shoot a buck on the place using a vehicle not ours and we found cigarette butts and beer cans in our stands.

Hunted a property on the river south of NC and west of Graham for 5 years. We wouldn't go near the river opening and Thanksgiving weekends because it was just too dangerous. We had guys stalking deer with assault rifles on our property in broad daylight...they walked up on one of our hunters and were somewhat surprised that we were so upset. Fences mean nothing to some people out there. It got so bad one year, the game warden (Brent) had 2 other wardens and a deputy come out and walk the river in full camo to make arrests...they also set up a road block by the bridge and checked every vehicle. The county sheriff, who we leased from, paid several guys a visit after that weekend and things calmed down for a while. Don't mean to dampen your hopes but that area's been hunted a lot for a long time....and the river is not even an option at high traffic times of the season. That being said, there are some very nice deer there. I saw what is still the largest buck I've ever seen walking that river bottom. We moved and spent 5 more years north of NC away from the river and it was a much better experience.

I think there are fewer people hunting the river bottom nowadays. They have clarified the law (I hear), & people are only allowed to hunt "in the actual river bottom (the sand)". If folks get out of the river sand, it's trespassing. Or so I hear.

I guess it's a good thing the property isn't on the river, it is just close to the river as the crow flies, but there are some properties between mine and the river. We'll see how it goes. Hope to see some good deer.

Q: How do I determine the boundary of a streambed?
A: The Texas Supreme Court has stated that the bed of a stream is "that portion of its soil which is alternately covered and left bare as there may be an increase or diminution in the supply of water, and which is adequate to contain it at its average and mean stage during an entire year, without reference to the extra freshets of the winter or spring or the extreme drouths of the summer or autumn.5" Not clear? Again, the Texas Supreme Court: The streambed is that land between the "gradient boundary" on each bank. The gradient boundary is defined as "a gradient of the flowing water in the stream, and is located midway between the lower level of the flowing water that just reaches the cut bank and the higher level of it that just does not overtop the cut bank.6" Clear as mud? Blame it on those civil judges.

Brent is as dedicated warden that I have ever met and he has pretty well shut down poaching. I think he works 23 hours a day and is a super nice guy but believes in the law. I have hunted west of town off and on for a number of years along the river and the big deer travel it during the rut and they are some big deer in that area.
