5 hunters?? No wonder we don't have as many deer anymore up there. We pay 1/3 that price per acre and have 2.5x as much land up there. There should be 2 hunters max on that place. One reason leasing makes way more sense than buying in some areas when hunters are packed liked sardines on low deer density land.

Good luck on your search. If you come across a lease SW of Nocona for small pastures, buyer beware.

I agree, land owners are greedy. Talked to a guy in east Texas yesterday leasing 100 ac. at 3600 per hunter (2b 2b cabin included with electricity) wants 5 hunter on that...

SOME landowners are greedy [censored], who pack way too many hunters on too few acres, to the detriment of every neighbor around. Not all landowners are like that. The sad part is, there's lots a "greedy" deer hunters who will lease the land. Landowners couldn't lease overpopulated tracts if hunters didn't lease it from them.

Plenty of [censored] landowners & hunters around.

I think a lot of these places get leased by a new group year after year. Thought by the hunter is I need a place to hunt so I will just get on this place for a year, it will be expensive and will suck but at least I have a place to hunt, and then find a better place for the next year. If this was such a good place, no way would it end up on Craigslist being so close to Dallas. 40% woods means 60% open pasture with nothing but rabbits and yotes up in those parts. The deer don't hang out in the open there except a couple days of the rut so you have 5 hunters on 160 acres in a county with maybe 1 deer per 15 acres if you are lucky.

I better just shut up now. I am preaching to the choir. grin

That's one deer per 15 acres of the 40% wooded or 4 deer on the whole place. And he wants 5 hunters.

It said 400 acres. So 160 wooded and 240 open. There might be more deer than that depending on type of cover. Once you put hunters in and around the wooded part those deer are out of there or go very nocturnal. We have the same issue so you really should not put that many hunters on that size of place. 2 hunters is plenty. 5 is nuts for that area. And I don't trust the high school kids around there and neither does our landowner.

I leased a 400 acre place in Vashti (Clay county) last year - set up for two people. Probably about the same ratio of cover to open as this Montague place. In my opinion that was a one person lease.
