Can y'all give me a historic hunt report of San Diego, Texas? How is the whitetail population, hogs, and other critters.. I'm looking at purchasing a small hunting lot and this looks like a promising area price wise

Eat up with land segregation, poaching, sporadic deer numbers. Purchasing "small hunting lots" is probably what drives it.

If ETxsHunter means your located in east texas I would not suggest its a good idea.

Take a drive down 339 between freer and benavides and you will see properties with blinds right next to each other on opposite sides of the fence. I have seen them so close that hunters on different properties could literally reach out the window of their blinds and shake hands. There are good places too, but that describes a bunch of it also.

You would get more enjoyment out of buying lotto tickets.

My uncle has 107 acres south of San Diego. We don't hunt it much, but it's good for a deer or 2 every year. It helps that he is bordered by about 1000 acres that is lightly hunted. It's actually not too far from where Captain Luke hunts.

My family has land just 10 miles north of San Diego and it's excellent. It's a small property and they see deer every sitting. It's about 300 acres, one side is a large high fence ranch and the other side is small 20 acre ranchitos. It took about the years of not shooting much to get it good. So to answer your question is what are the neighbors like and how patient are you. The lower your expectations the more you will enjoy the property. If anything you will have javelina and hogs, real good dove hunting to.

This is interesting. When I was growing up probably before I was 20 years old. That would have made it in the 1960's. The area around Freer was noted for being one of the best "Big Buck" areas in Texas. How times change.

Thanks for the feedback guys I think I'll check in with y'all before I make any decisions just to get some input from people that know the area.. I really want a little piece of land that will provide both deer and hogs for years to come

Location, location, location --- just as true for a piece of hunting property as it is for any other real estate. You don't need huge acreage if the property is adjacent to big neighbors that manage their herds well. Of course, those are needles in a haystack, but if you're patient........... You don't want a 20 acre "ranchette" that is part of a 500 acre ranch that has 24 other 20 acre "ranchettes"!

If you want deer for years to come I would forget small acerage in south Texas and buy in the hill country.

If I had 100k or more I would Baffin but the wife wants a pool and I want an outdoor kitchen/grill area so I have to manage everything

This is an interesting discussion. I was looking into two properties in Duvall as well, both within 10 minutes of Benavides. One was 100 acres and the other was 490. Reading some of the comments on here have given me some pause about pursuing though....lo

My wife loves that part of the state and wanted us to buy there, but I did not because my research showed exactly what the DQ Kid said.

Hill country land on the western edge around Rocksprings is the same price as Duval county. Way more deer, I hunt on 56 acres by Rocksprings in a subdivision with small neighbors and there are tons of deer.
