Guys I was just wanted to let you all know about a lease I found today. Its 3000 acres just east of Junction. The gentlemans name is John Loeffler 210-854-0004, and he seems like a great guy. He is looking for 8 to 10 hunters and he has whitetail, axis, blackbuck, and hogs. I am really looking for a place out that way myself but I am not able to come up with 8 guys. I live in El Paso and would be excited to be a part of the lease if someone else could get the other guys. I could possibly get myself and 1 more but I completely understand if you have the guys already. I thought I would pass along the info in case anyone was looking. He sounds like a great man to deal with and I hope it works out for some of you guys. If anyone has a place or needs 1 more guy on a place that has axis please keep me in mind, I have been looking for a long time and called tons of people, im usually just one call to late. Send me a pm if you guys have any leads or need a guy I would greatly appreciate it.

Gezzzz $45,000 for the place with no house at 8 hunters and no guarantee if each spot even gets a buck to shoot until his survey is completed. Thats going to be a tough sale.

I didn't get into much detail with him but he did say he had 2 campers and that he was doing a survey. He said he does one every year and that the deer numbers were way up. Like I said though I didn't get to far into the conversation I just let him talk and I let him know I would pass it along. He did say also that he would be willing to come down on the price, im not sure how much though I never asked. Ihope it works out for who ever gets it the man seemed very forthcoming and nice in general.

Guys, I talked in depth with the owner of this property. It really sounds like a nice place but be sure to ask all questions. Not every member will get to shoot a whitetail buck, there are decent axis numbers and said overrun with blackbuck. The issue for me and I am sure a lot of people is you will not get to shoot a whitetail for sure, crazy. The other issue is it is over $5k per member (45k per year for place). This is a $8/acre type place with the limited number of game the owner will allow you to shoot/hunt. Non starter for my group and I.

Sounds like a free range exotic lease with the opportunity to harvest a whitetail. Main question is probably more so how many of the black buck does he want to have shot(should be a bunch of he's overrun) and axis as well.
An exotic lease, even low fence can fetch a pretty penny just like a good whitetail lease...

If he wants the black buck eliminated im sure there wont be much a problem and that area is stacked full of all kinds of animals to shoot.. junction is hardly the place to spend big money on for a true whitetail lease anyway... 5k is crazy though to someone like me just cuz its outa my pocket book range lol

I had a friend who also talked to John about the lease. He was told it was a previous corporate lease that had way too many hunters shooting on the lease.

If somebody decides to get on this lease, I and many others would be interested on how it goes.

Those restrictions are ridiculous! The landowner just wants a pocket full of money for very little trouble. Personally I think anyone that buys into that is an idiot. You can get some great trophy leases with other game options for that price so why buy into a maybe where you might not be "allowed" to take much of anything, especially a buck. I woulod be mad as the dickens if I paid all of that ridiculous money and was told I couldn't even take a buck. Just my opinion.

I personally have hunted on this ranch John just wants your money. He will tell you that 4 trophy bucks and 5-10 does can be taken each year. A few axis buck and does and all the black buck you can kill. He want the black buck gone because of the large goat heard he has on the place. Most of the under brush has been cleared off leaving very little cover. The past few years the whitetail buck quality has gone way down due to the lack of cover on the place lots of deer just not very many good ones. Way to much money for so few deer and quality deer. This was a corporate lease and they paid 53,000 with the house and were on the same restrictions and for several year it was only 3 trophy bucks most of the time only 2 were killed each year because of the lack of trophy bucks. Very high numbers of whitetail deer just very poor management. There was evidence of family members hunting when you are not there and you have to call him a day in advance when you going out to the lease. mad
