Tired of leasing and interested in purchasing. Looking for 300 to 1000 acres around Baylor/throckmorton/Haskell or Knox counties. Surrounding areas could be considered as well. I'm a reasonable capable buyer looking for a reasonable deal.
If you know someone I would be glad to pay finders fee...

Dangum, if you have that much money for a down payment on that large a parcel, why have you been leasing at all? For a 1000 acre ranch you are looking at a down payment of around 200-300K depending on amenities and what on it, even raw land in those areas will run 1500-2000 acre advertised and that's a lot of money for the 20% down payment. With that, why were you leasing when you could have bought land smaller and been hunting your own land?

Recommend Knox, cotton county and look at Davis Vernon they have some good places right now. Great deer there, ask for Danny havens and tell him Travis sent you

Big difference between 300 - 1000 acres, at 1200 to 1500 per acre in those counties (reasonable deals) you're talking around $350,000-$450,000 for 300 acres and about $1,000,000 - $1,500,000 for 1000 acres.

Thanks guys. The pricing is about what I expected and yes I have the funds needed. Still not a ton of great options but a few decent ones. Keep them coming if you guys hear or know of anything
