I am looking for one, possibly two hunter(s) to fill a lease spot(s) on a NE Throckmorton County Lease for the 2016 season. The Lease is 320 Acres and is very remote. This is a three gun lease. The Fee is $1900.00 plus Power (Power ran $100 per hunter in 2015 for the year) (Lease runs from May 1 and ends April 30)

The lease has Deer, Hogs, Doves, Rabbits, occasionally Quail and some Turkeys.

Lease setup.

The lease is mainly mesquite trees and cactus. The lease has two tanks that never go dry. The lease is divided into thirds and each section has roads that lead into them. There is no livestock or oil equipment on the lease. Lease is low fence.

You will need a 4x4 vehicle if you want to get to the lease when it rains. We have to drive on 8 miles of dirt roads to get to the lease.

There is a designated camp area. We have power which you will be responsible for 1/3 of the electric bill at the end of January. The landowner will allow you to keep your travel trailer on the lease year around. There is no running water, so you'll have to pack it in. Each hunter is responsible for their own housing, no lease provided housing is available.

Each hunter will be assigned approximately 100 acres of land to set up his own equipment. You are allowed only one spot to set up your blind feeder. (You may not have multiple blinds on your allotted area. The landowner is very particular.). You get to pick where on your 100 acres you want your spot to be. You will have to supply your own equipment. You will only be able to hunt your own area and likewise no other hunter may hunt your area (Unless they give you permission or you give them permission)

Rules of the Lease (Violate any of these and you will immediately lose your hunting rights and 2 Weeks to get your stuff off the lease, no refunds)

1. No Children allowed to hunt.
2. No Guest Hunters.
3. No ATV's
4. Gate must always be Locked
5. You may only have one Rifle Blind and one Bow Blind, they must be in the same general area
6. You remove all trash that you bring.
7. Obey the Burn Ban.
8. This is a No Drama Lease.
9. Check your guns at a range prior to coming to the lease (From 3rd week of Sept to Feb Only).
10. You may only hunt your designated area. You may not hunt anyone else area unless they give you permission.
11. Your Blind/Feeders must be set up in such a way that you are not shooting toward camp or another hunters blind area. (For safety)
12. No Dove Hunting After the 3rd weekend of September on the Lease.
13. Obey all Game Laws & State/Federal Laws.
14. Failure to be responsible will get you removed immediately (Ex Getting Drunk, starting a fight, causing drama, etc..)

If you want to get drunk, party, tear up the place, start drama, etc, look for another lease.

We are looking for a hunter that doesn't need to shoot every deer they see or feel the need to tag out.

Rules and lease fee is not negotiable. If you don't like this, find another lease.

One of the hunters leaving bought his own land and the other may leave for financial reasons.

Honest question, not trying to be a jerk...

What are the thoughts and reasoning around rules 1 & 2... especially rule 1? Maybe i should ask, what defines a child? Can my 14yr old son hunt with me and shoot one of my deer? Or is he considered a child? We need to work hard to pass on the hobby of hunting to others, especially our children. So much good comes out of teaching others respect for the animals, proper harvesting, what goes into bringing an animal to the dinner table, etc... just seems these rules are set up to isolate instead of teach. Again, honestly wanting to understand.

he has addressed this question before..per the landowner... this is his rules...I think because of previous lesees..I agree with you..but at the end of the day we have to go by the owners rules..

Guys, this lease is very near my lease, Gemlin visits us regularly. I assume his lease was also washed out this year, so it may not have produced this year. I have not seen it, but I have seen the images from my game cam a few miles away. He has deer, hogs, turkey, birds, varmints, all the players, just like us.

BUT, he also has grass rights, so no cows.

Stop wasting your bandwidth griping about the rules, not his rules.

It's a good lease for someone that wants to seriously hunt, with no distractions.

Gemlin, are you eat up with cactus like us?

I personally shot an 11pt. I saw 3-12 deer everytime I went out.
