County, location in the county, what type of land along, ,minerals, and how nice/old the house is with these improvements are going to give you great variations in price per acre.

I think stx is talking about buying property not leasing. The OP didn't specify but I'm guessing your talking about leasing and I would say it depends on size, terrain and cover. Since it has a house with water and electric I would say 7-10 an acre would be good. But expect 9-13 an acre
