We have been hunting on a friends ranch in the past, and due to some changes in their family this year we were left without a lease unexpectedly last minute. We are scurrying to try to find a late hunt this season, I have posted that separately. But we also would like to find a new lease for 2016 and beyond. We would love to find a long term lease.
We are a family of four, mom & dad in 40s, two boys - ages 8 and 10, both familiar with outdoors, in Boy Scouts, etc. We live in Austin. Mom and younger boy do not hunt or shoot, but like to be out on the land to explore, hike, etc. Dad has hunted on/off entire life and older son has been three seasons now, harvesting a buck each season, turkey, etc. So really we are talking about one adult shooter and one 10 yr old shooter. We may also like the opportunity to bring grandpa with us from time to time.
Our ideal scenario would be a large ranch with limited other hunter groups or a smaller ranch where we were the only hunters. We are aware of what this type of lease costs and will pay fairly for the right arrangement. We are management minded and are very good at obeying rules for what we shoot. We are extremely safety focused, respectful of people, property and nature. We are very low drama. We would like to be able to access our lease year-round and hunt game per season rules and regulations. During off seasons, we would like the ability to shoot varmints, hogs, etc. per allowances by the landowner. We may also want to be on the property from time to time with no hunting, but just experiencing the outdoors. Realistically, in the past this has turned out to be maybe a visit per month to the lease. Including season hunts, we tend to use an annual lease for maybe 15 trips per year.
Some kind of cabin/structure with water and electricity is nice, but not a requirement. Same goes for feeders, stands, etc. We will consider all-inclusive scenarios and those where we would need to invest in the hunting infrastructure.

Based on a few conversations, I would like to add
- we are looking for a "high end" lease. That means to us only a few hunters on a large ranch (thousands of acres), or being the only hunters or a smaller ranch (hundreds of acres). We don't have a preset budget but our last lease of this kind was in the $10-15k range per year - needs to be within a 2 hour drive from Austin, TX. We are focused on the hill country
We are open to paying a finders fee or engaging a broker
