 Looking for land/East Texas

My brother in law and sister have some land in Commerce that are trying to sell and move closer to family around Royce City/Rockwall area. They have a few cows and are also looking for some land for the family to hunt on. They are looking for about 30-50 acres in that area, like poultry, Terrell, Greenville. I have never posted in the land section of this forum so I don't what to ask for but I thought I post something for them, if yall have any leads?

does it have to have an existing house or would they build on some land?
If I send my neighbors a text and ask them to give me feedback on my lawn and plant rye into a giant dong pattern, I'm probably going to get some less than positive feedback. Same goes here.

I have land in Kaufman with about a mile of creek frontage. Nice creek bottom for hunting deer, hogs, duck and large mesquites for cooking with. I might sell some for the the right price. Easy access to Hwy 175. West boundary is only 2-300 yards from hwy.
