I'm not gonna SCREW anyone I was NOT tire kicking i was hoping to find a good group for a great place. I met with many people who had to go talk to their group etc Honestly i don't have time to play lease broker work out arrangements on partial payments reduce the price allow everyone to bring anyone they want and the list goes on. Im sorry if i did not respond to you timely like you when i do make it to mills county i want to be spending my time on our other ranch five miles down the road.. I honestly thought id show it once maybe twice and it would be a done deal

Yes its still available I'm just going to change my strategy I'm not meeting anyone on a one on one basis I'm going to set a date 30 to 45 days from now I'm going to have everyone that wants too see this place look at it the SAME DAY. the first group that I'm comfortable with that doesn't think I'm SCREWING them at 1750 a gun for four guns gets it.

OR I'm going to get with the ranch manager of the place next to us five miles down the road towards Goldthwaite and see how they marketed the hunting on the ranch. They are at 5000 a gun for five guns on two thousand acres. Then there is the two guys down the road from our main entrance 4000 dollars for 40 acres two guys .

All i got on this forum was two hundred people calling me wanting to know if they could bring their wives,, kids,, dads,, brother in laws sometimes,, occasional friend,, and other distant relatives

And my answer is always going to be the same as long as they are one of the paying four guns then fine..

If u don't like my rules i am fine with that, keep driving into Goldthwaite and speak with one of the five realtors and buy a place in the county then you can have all those people out hunting that are not on the lease.

The one way i can ensure i get the right group that causes me no trouble is A. do nothing lease to know one because its not worth it to me or B take my time and be selective to get the group that i feel is going to respect me and my land.

I will set a date in advance and post it on hear shortly for EVERYONE to come out and you can bet I'm not gonna screw anyone i posted this on a hunting forum like an idiot not craigslist

Ah, the joys of leasing property to deer hunters.

I know just what you mean OP. IMO, I would double the price & 1/2 the number of hunters if it were me, might attract a better class of candidate.

If anyone has a group looking to lease a place, & you actually WANT to lease a place, please consider the following;
1). Have $ in hand
2). Know what your group is looking for
3). Have reasonable expectations

Lease "tire kickers" are a waste of time. If you don't know what you want, don't know who is in your group, don't have the $, & don't know what the other lease members will agree to, your wasting other people's time.

If your not prepared to pay AT LEAST $1750/gun for a good deer lease, your apt not to get 1.

That is a great idea !! 3500 a gun two guns. I might go talk to the two guys down the road that are leaseing the 40 acres for 4000 dollars they could pay a little more and get 12x the tank or two too fish in etc

My dad who is also a mills county resident and land owner told me i was nuts when i said i was going to lease this pasture, Dad i know you will never read this but as usual you were right.

I'm betting somebody that had their [censored] together & wanted a lease got ahold of him.

I've noticed on here some people are perpetually looking for a lease (many have unreasonable expectations). If they find 1 for a season, they often don't re-new for some BS reason. They are back to looking the next season.

People that GET leases are ready to move on it, quick fast & in a hurry. Then they are liable keep it.

Interesting thread. I do think it goes both ways. I find that a lot of the leases here have too many hunters, on too few acres, and are underpriced.

I have a separate post, but if anyone has land to lease in the hill country area, I would love to hear from you. Husband and wife in 40s, two boys 10 and 8. Only husband and 10 yr old will shoot. Management minded, good at not shooting young growing bucks, but must be year-round and allow for off season access for varmint
hunting, camping, etc.
