So I just bought 28 acres in East Texas that is wooded and surrounded by woods. So it's a nice little hunting spot, but it is little. I've decided to let family and friends take their kids out there to hunt rabbits, squirrels, hogs. I have a heart for promiting family time and spending time with kids outdoors.....that is so valuable, and places to hunt are getting tougher to find for many people that I want to help promote the cause.

But I know how this game works.......as soon as I let one guy and his son hunt, there will soon be a tendency to abuse the priviledge, and suddenly I'll have one kid and nineteen adults shooting everything in sight and leaving a mess. I've drafted some guidelines, but I wanted to ask yall......what types of things should I put in the agreement? I've written down what they can hunt and not hunt, and only one adult per child, have to fix what you break, no deer, accept all liability, things like that. What else would you suggest?

I would get a liability policy ASAP and probably set the property up in an LLC...

I would be real careful on who you let carry a firearm on your property.

I would not let anybody hunt my land, except my friends, and only when I take them.

Yeah, that's good advice. I already have insurance or I wouldn't be doing it. I have an LLC but the property is in my name.

When I was a kid, someone took me out on a place like that and it gave me a love for the outdoors. I just want to pass along the experience for those who can't afford a real lease.

If you do it my way, you get to share the experience and the joy of the kid's first kill. You get to manage it, as well as you can in East Texas. It's a mind set out there. I did it, my old friends still do it.

Agreed

It's very nice of you to offer your place to family & friends, but they ain't gonna get a "love of nature" by coming out there & shooting everything like rabbits, squirrels, etc.

I'd set up 1 good stand & feeder. Let them shoot hogs & varmints. Close friends & family only.

I have 320 acres. Not much different than 28, the way I see it. And as Cast says, only the people you let hunt get to hunt. Once you start allowing everyone free range of your place, bad things will happen.

I manage my place. Don't plan to shoot a buck until I see one bigger than the last one I shot. However, I allow friends to bring their kiddos out to kill their first deer or pig but I always go to "supervise" per say. They can shoot anything their dads let them shoot. If they shoot a 150", a forked yearling, or a doe, that's their choice and the kiddo will be proud of it. I personally don't care. It's about the kids and someone years ago gave me that same opportunity. I love watching the kiddos experience the country and glad to share it.

That said, there is a only a few that have had offers and less that have taken advantage of it.
