Settle down fellas; dang, like swimming in a shark tank here.... maybe I didn't make it clear enough that I got a 'steal of a deal' on this property 40 acres WITH a house; we made an offer, sellers accepted and we went under contract: coursing thru all the required due-diligence (survey, appraisal, inspections) - all proved worth way more that what we offered (and got it for). 'nough.

Sure that's cool and good for you! Its not appreciation thought, its a biases sale for some reason be it lack of representations, seller uneducated in real estate etc. or whatever.

Keep in mind activity is also regional.
One area might be hot for 2-5 years then another area get hot for a year then another area boom up
For it is not the quarry that we truly seek, but the adventure.

82.17 acres Houston Co. Mostly pine timber with 20acres storm damaged in middle ready to cleanup and plant a big food plot. Off Hwy 287 down Fodice road. Just listed today with Andy Flack Homeland Properties. $2750. acre. I would recommend Homeland Properties in Huntsville if your looking for land North of Houston. Just got a contract in title company today on 376 acres in Cherokee county with Gann Medford reality Cindy Pierce agent. Hunting season coming always makes ranch real estate showings pic up a little. You can look at another place we have listed on Lands of Texas. Brushy Creek Ranch in Anderson Co. 646 acres. Republic Ranches has the listing.

A spelling error. Let the record show that the attorney found a spelling error when faced with the fact he doesn't know that a lawyer presenting the contract raises the pucker factor to 11 on the occasional crooked rea.

I wanna know how an attorney raises the pucker factor at all?
We deal with attorneys all the time it's everyday practice

An knowledgable attorney is valuable...what he was saying was using them to present offers was a waste of money.
I agree with that. A trusted buyers broker does it at no cost
Fyi if you think lawyers are all scrupulous then your living in a world of fairy dust and unicorns riding in teacups You clearly missed the point . What if the "buyers broker" is the guy who is screwing the buyer, as I detailed? I feel real certain that had I had an attorney make my offer I'd have gotten the offer to the seller.

In the 6 weeks it took to close on the place, the value had already increased 25%, giving us instant (conventional conforming) equity!!! With statements like that I would proceed with caution. Exactly.... land does not appreciate that fast - anywhere. Doubling every 6 months? I have been watching monitoring land prices, listings, offer, and selling prices for 15 counties for the past 5 years. From Camp Wood to Boerne, out to El Dorado/Ozona, back to Mason and Brady, and back out to Menard. There is not a parcel of land bigger than 20 acres that appreciated 25% in 6 months, let alone 6 weeks. In at least one of the areas I mentioned, Ozona, and points south, land has DROPPED in price 10-15% in the past 5 years. You can still buy hunting property out there for less than $1000/acre (but you better buy a LOT of it to have any huntable population - think thousands of acres). Even the prime areas in Boerne, that were $10/12K per acre a few years ago, have been "reduced" to $8-$9K an acre - and many of those properties have still be on the market for years. Not many folks are willing to plunk down $10M-$30M for a ranch. Actually it happens more often than you think. I watched a ranch for 4 years in the early 2000's. It was over 11,000 acres out by Sanderson. When I sold a ranch and had the funds to make a down payment on it I called the listing agent. He told me that there was a contract offered already that the owner was mulling over (full asking price with a 75000 bonus to try and get 12.5% minerals). So, I loaded up my lawyer and went to see it. Made a full price offer and didn't ask for any minerals. Owner took my offer (listing agent got a full 6%). 2 weeks after I bought it the agent called me up and asked if I'd sell it for $50 more an acre. I told him if it was 50 in my pocket yes. I owned the property for a total of 2 months. I sold it for 29% more than I paid for it. To the Austin lawyer who was trying to get the minerals. In a free market everyhthing is worth exactly what someone will pay you for it. So yes, the value did rise that much over 2 months. That rea's year was made.

That one sale is not a market. Just because one guy broke the rules and fell in love with something he wanted to buy before it was his doesn't mean the real estate in that region increased 29% in two months.

I personally can't speak to the recreational land pricing, but I know that commercial land prices and valuations have gone up tremendously in the past 2 years.
DFW is booming and has arguably the best economy in the U.S. even with the oil slowdown. More money in our economy means land prices will continue to increase in recreational, residential, and commerical property.
It isn't getting any cheaper.

Just because one guy broke the rules and fell in love with something he wanted to buy before it was his doesn't mean the real estate in that region increased 29% in two months. Never said or implied that. Was responding to this: "There is not a parcel of land bigger than 20 acres that appreciated 25% in 6 months, let alone 6 weeks." There are in fact many that do just that.
