Are land prices on the rise again? I just a flyer in the mail from whitetail properties asking if I wanted to sell my land, this is the second place in a week that has solicited me. I have never had this for my land, my house in town but never my land.

I think they're actually on the decline a bit. Those places are just getting more aggressive with their marketing. I get them all the time.

They figure, why not? If they sell any of those bigger places, the commission check is huge.

We have gotten letter from the same people a couple times.

I think its more sales volume increases/decreases more than price actually goes up/down.

Is this were ya hunt? Lot of rich people out their looking for trophy leases.. Last several years been Blessed, only cost me the cheap $25.00 licence... Times is tough, for some tougher than others... flag

land sales are steady right now and with a lack of inventory its theoretically a sellers market.....however asking price and sales price sometimes have a pretty good amount of space between them.

as far as price goes it has been on a steady rise since 2008. there have been some places trade for numbers that I never would have guessed possible.

Yes it is where I hunt, there are good deer out there but trophy is a relative term.

Land prices are certainly on the rise in my area (north of Houston)....as well as most of the state (perhaps not as much of an increase as my area). I have seen a steady 5-7% per year increase in sales prices over the last 3 years along the I-45 north corridor. Lots of demand in this area.

My "core area" basically goes from Conroe on the south end to Buffalo on the north end....then almost from Bryan/College Station on the west side to Crockett/Lake Livingston area on the east side. But most of my activity is around Huntsville, Madisonville, and Centerville.

Erath is on fire. Back in '99, when we bought, land was around $500 an acre. Then about 2001-2, EOG came in and paid us $500 an acre option fee with 20% of future production. Paid for our place, straight up. That was a once in a lifetime deal. Our area is now about $3500 an acre.

I occasionally look on the Lands of Texas site; it seems like there's only one place in Texas that land isn't going up. I see that there's some deals to be had along the border.
