 What is value of a 5ac lake for duck hunting?

5 acre soil conservation lake that feeds into a creek located in Grayson county. I know nothing about how well it holds ducks. Just wondering what value it might have as a duck lease? Duck only no other game. Thanks

The best way would be to talk to some hunters that have hunted that location. Some bodies of water appear to be good habitat, but do not hold any birds. I would not lease it without more information.

If it has food and holds ducks and at least 600 were killed the year before: 7-10K$
