At camp we have city water, a septic system and a pavilion for cooking under. You will need a camper to sleep in.
We have been on the ranch three years and are in the process of signing another 3-year lease to keep it locked down. The payment is $3,900; $3,500 is for the ranch lease and $400 is for incidentals (hunter's liability policy, ranch hunting license, electricity, minor hunter improvements and protein if we decide to keep feeding these next few years). I have asked the group to recognize that they are signing a three-year lease in an effort to eliminate turnover year over year. We have kept the majority of the original guys that signed-up in 2012 and I'm hopeful that this year's ten hunters will be on the place in 2018.
The fee does not include a blind/feeder or feed. The ranch is accessible year-round. The county does not have a turkey season but all other game can be hunted year-round. The ranch is MLD II which means you can hunt does with a rifle in October, and all deer from November 1 through about the third weekend in February. If you bow-hunt, you can hunt bucks in October as well.
