Friday my previous "long term" land owner informed me that a neighbor had bought the ranch we were leasing. This was out of the blue, but they received an offer too good to pass up. Previously we had set a long term agreement in place, had taken the ranch to MLD status, were three years into a protein program, etc. We had a great partnership and I was excited about the future. No hard feelings, but it leaves me looking for a new lease late in the game.
We are looking for a Hill Country-area landowner to partner with who wants to improve their property for wildlife in the long term. We believe in managing and improving a place not just for Whitetail deer, but other species like turkey and quail as well. We are not a "shoot em up" group, but rather prefer to be very selective in the deer we take, get numbers in balance appropriate to the habitat, and let bucks reach maturity. Below are some of the areas we focused on, and some of our actual results
-Only harvested a total of two "Trophy" bucks in four years. Let MANY promising young bucks walk per our Management Guidelines. Focused on harvest of does and Culls per our Management plan. We improved the quality of bucks on the place significantly. -Increased the average weight of all deer harvested 9 lbs over a four-year period -Worked in close partnership with Parks & Wildlife biologist to survey actual numbers, create a plan for targeted harvest -Were founding members of the local Wildlife Management Association and served on the Board. -Fed protein year round -Hinge-cut brush for quail and turkey habitat. Cleared areas to encourage forbes growth. Trapped raccoons. Set "sanctuary" areas for wildlife cover. -We were planning to put food plots in on our dime -Updated the cabin (bathroom, floors, counter tops, cabinets)as a service to the landowner
I have data, records, and pictures to back up everything above, and welcome any questions.
We would like to stay in the Hill Country area. We are flexible to size of place, and somewhat flexible when it comes to cost. We are looking for a good alignment of goals to create a successful partnership. I own a feeder and hunting equipment business and our group doesn't mind hard work. We can bring alot to table.

Wish you weren't stuck on the hill country. I'm still looking for a good group for my ranch in Big Lake.
