My brother in law is quite simply a bad arse mofo! He owns and runs a fab shop in Eagle Lake. When he heard we bought a place in Port Oconner he had the guys in the shop build this for me. It is a stanless steel cleaning station for ducks and fish. It has a drawer I can lock to hold my knives and ziplock bags. It slopes from left to right for drainage and the drain hole is the square thing on the right. It has a 2 inch fitting and the square thing is a quick removable screen to catch guts and feathers. i thought that was dang nice of him.

Like the setup - especially the gut/feather trap.

A bird breaster tacked or bolted on the uphill side would be pretty cool:

Yes we got it about 6 weeks ago. That was a long drawn out ordeal. We had to sell one place
(3 closings) then haul butt to POC for the 4th closing. Too long to type all that went difficult but we finally got her done. It is a rental and we kept the same real estate rental lady, Brenda Carter, as the rental company. The plan is working. It is paying for itself. When duck season comes along it won't rent near as much. Then we will get to go have use of it. In a couple years after the financial smoke clears, we will slow down on the renting it out and use it more for us.

I would really like to get a group to go down there this year and have the unofficial THF hunt down there. I know the real estate people and they have already said they would give a great group rate per condo.

That is an 8 foot by 3 foot piece of stainless. Plus he sent all the parts to a shop with a break to bend it into shape, had his guys fab the rest. I got the most bad arsed brother in law on the planet.

We can get a whole block of condos. Peak season is 200 a night min 3 nights. During off peak they throw a lot cheaper deal.

I'd suggest adding one of these...maybe not this kind but you get the point. Cause clearing fish/duck or whatever game and drinking a cold beer pretty much goes hand in hand.

We put a contract on a house in Seadrift that failed the inspection MISERABLY! So in talking to my buddy Bubba, who has a condo at the same place as mine, I was convinced that was the way to go for a first time buying experience.

The agent listing the condo showed me a rental history proving the rentals pay the yearly expenses of the condo. Most of the winter it will sit dormant, which is when I will going.

Looking at the value of the condos in 1990 ($40,000) to 2015 ($210,000) that is a $170,000 increased property valuation. Average that out and it is an $11,333 yearly appreciation. So if that trend were to continue, nearly every monthly payment to pay the note, will come back to me in the end. I couldn't argue with it.

Now the flip side blows, because I have a place that I can't use when I want. In a few years we will slow down the renting and use it a little more often. For now it is what it is. It has been rented all but two weekends since we bought it. We stayed in it one of the open weekends.

If someone reads those numbers and are interested, call me. I can turn you onto the real estate guy down there. His name is Dwayne and will fix you up.

The wife is a realtor here in Rockport, I am buying condos as fast as I can for this reason alone. Has to be the right property though or you may end up with an extra mortgage to pay that you really don't want.

Several years back a couple buddies and I stayed in a NICE place in Port Aransas. Same deal except none of the guys was the owner, but he was a friend and knew us (to be respectful of his place.) Off season, place was empty one week, we went down for the low-low price of $75. We paid the cleaning fee. Yeah it was free lodging we didn't even have to clean up, now that was nice.
