I have a chance at a new lease in the panhandle north of shamrock. Pretty sweet deal, no one has used it for a long time. Last guy was sub leasing it by the week making money off land owners. Got caught and was sued. Anyways land owner told me if I keep the place up put up feeders and give him a couple weekends during the season to hunt I get it free. "Free" is the best. Anyway what kind of hunting can I expect?

I don't know about the hunting there, but I understand "FREE" so...... If the LO hunts it, that should say something.

I hunted that area for many years. There are not many deer in the area as other parts of the state, but there are some big deer. You will need to be patient and put alot of time in, but there are plenty of trophies up there. I was NW of Shamrock but not north enough (Pampa) to have mule deer. I know Pampa has a mule deer as well.
Hogs and Turkeys were hit and miss on the place I was on.
You can't really beat free. Good Luck!

As long as his couple of weekends isn't during peak rut, sounds like a good deal.

I hunted that area for many years. There are not many deer in the area as other parts of the state, but there are some big deer. You will need to be patient and put alot of time in, but there are plenty of trophies up there. I was NW of Shamrock but not north enough (Pampa) to have mule deer. I know Pampa has a mule deer as well.
Hogs and Turkeys were hit and miss on the place I was on.

don't know for sure the exact number of acres yet. Same land owner lets me coyote hunt farther north. They have nearly two thousand acres there. I would guess that it is a pretty good size chunk of land.

Yes you can. I have a lease that I've been hunting for free for 12 years in east Texas. Little over 1,200 acres and verynice place. But everything took a change for the worse starting 3 years ago. LO built 2 houses, one is 8600 sq ft, and the hunters cabin is 2400 sq ft. Once that was built it became a hassle going down there. Had to pre plan the weekends that we would be there, came out to about 4 weekends during the main season, wit the weekend before, during and after Thanksgiving being off limits. LO doesnt hunt but has family down for that period. Well now she has leased out the back 900 or so acres and we are stuck with 300. No longer allowed to use the hunters cabin so we have to drag a camper back and forth. We offered to pay to lease the entire place, and have offered every single year, and this was never an option for us.
Yes you can beat free, give it a shot, cant lose anything and if its not a good place to hunt then you only lost time.

If I hunted a place for free for 9 years, I wouldn't be complaining. I guess that maybe you could beat that, but it would take a lot. Either way, I would be grateful for the privilege to hunt a property, and respectful of the landowner's wishes to change the situation/use practices of their land. You probably already know this and probably weren't complaining, but I just wanted to make sure you realize how good you had it out there for 9 years.

Sounds like one hell of a good deal to me. I must really be missing something. The place in the panhandle I hunted was free for me too (family land), until the family member passed away. There was good and bad, but I had a place to hunt and get away.
