We shot some pretty good deer off the lease last year so guess what? Yep the price went up LOL!! Not that much just a couple hundred dollars but it's worth it plus my son loves the place. We have a real good landowner and he has not went up on the lease in 7 years so I'm ok with it.

My price is still the same - just need to put up with my wife since her parents own the land.

Most of the time it's a fair price.

I got on a lease a couple of years ago with my wife's uncle and a couple of friends down in South Texas. They told me they had been paying the same price ($750 per person) for the last 8 years. They had even talked to the landowner about buying the property and he said he would finance it. I felt like I was about to get in on a really good deal. Then right after the deer season ended, the owner died, and his son called up my wife's uncle and told him that the lease price was doubling, and if we weren't willing to pay it, we had 30 days to clear our stuff (6 stands and blinds, 2 cabins, and a ton of other stuff) off the land. When my wife's uncle asked about buying the property, the son threw out a price more than double what his dad had agreed to, and said that "if you want financing, go to the bank". It really sucked.


Alcohol,Tobacco, and Firearms. Should not be a government bureau. Should be a department store.

$1500. is not bad for south Texas..........not bad for many areas. Do some research and you may agree. Just a hard pill to swallow right now.

Back in around 1990 or there about, we had a great lease in Throckmorton county. 1500 acres. We built the herd and we took some great deer. It was the best turkey and dove lease I've ever seen. We took some 150's and one
typical 12 pt. in the 160's. Started at 9600, on the tenth year it was 18K.
We walked out after that season. It had gone through four years of serious drought.
All the tanks went dry, we took a few ten pound bass out of one of those tanks, and the duck hunting was also outstanding. That last year I saw three deer total, all three looked like they were dying. We knew where the hogs bedded down also and could kill hogs almost anytime we wanted by stalking in downwind of the lair with one man, posting hunters on the other side and whacking them as they charged out. My sons took their first deer, turkey,dove, & ducks on this lease, one was a 12 pt with split brow tines, his first buck.
I told him it would be a long time before he topped that and to this day, almost 12 years later he has yet to do just that. I tried to get that lease back two years ago. A family took it the year we left, and they are still there with no intention of ever leaving. It was a three man lease, faily could hunt off a members tags. Since then I've hunted several Briscoe S Texas leases, and a 10K acre pasture on the Pitchfork Ranch. Nothing has come close to that little 1500 acre place. The grass is always greener but often times it isn't.

We just committed to a west Texas place, 1 year trial for both sides. Kind of steep dollars I think, but there seems to be potential that it will turn into something permanent and fun. Plus, I'm fed up with men that say they have spots open, you say you'd like to see the place, and then they never call you back. Or, the grazing lessee's deer lease manager's brother-in-law kind of crap. Or, some goofy arse system of designated pastures and complicated rules, usually laid out by the "ramrod" that's one of the hunters, never the LO.

We're dealing directly with the LO in this case. We lessees are all friends from church. One of the guys (not me) is the primary liaison with the LO. Hope I don't have to go looking again for a very long time. The older I get, the less patience I have for the BS.
