1. Its a 5 deer county. Is it possible that the herd has increase in number of the last 20 years?
Is it possible the herd decreased with the severe drought in the last few years?

Neighboring property is MLD also. Last months helicopter survey reveled their #'s were highest since 2010 and an just better than a deer/40.

6 of the 12 hunters getting on this property have harvested 3 bucks total over the last 3 seasons in an area of Texas where were were running a deer/12-15 acres.

Guess time will tell and I appreciate everyone's advice.

This place sounds perfect for me, kinda wish my lease was not being renewed. Maybe next year, sounds like a good lease now, and a great lease in the making:).

We were the first group to lease this place back in '92. We only killed 3-4 bucks a year. In '99, my buddy Jim shot a 16 pt typical frame that won the 'Sealy outdoors' statewide big buck contest. It was scored by Horace Gore and Bob Zaiglin at the banquet in Houston. It scored 190 2/8. He beat out Todd Lee of south Texas for top buck in Texas that was entered in the contest. He won a brand new Dodge pickup. Kent cty was 'on the map'. We got overbid on the lease the next year. My Wife cried as we packed up our stuff.

Yall put the word out if you know of any good management minded folks looking for a place. I've got it posted on TBH and here. I'm showing it on the 18th. It's not outrageously priced. I'm paying the same as everyone else. Got it for 4 an acre and the price all hunters are paying reflects that.

Man, that is a horrible ending to a really cool event. Sadly, pretty common I imagine.

We looked at a place there around 2000 in the SW part of the county on the east side of Alan Henry.....REALLY cool place. Think it was around 5-6K acres. We just couldn't afford the per gun price at the time since we could only put 5-7 hunters on. I always regret not biting the bullet and hunting that place.
