Hopefully this won't get moved. Posting here 'cause I wanted a larger sampling of opinions than the poor souls in the Land & Lease section. If this re-ignites the HF/LF war, well, that's just an added bonus.

What's y'all's knee-jerk reaction to...$4K for season only, 10K acres high fence, blinds and feeders supplied, 1 trophy, 1 cull per hunter, 2 muley bucks total out of 10 spots per year, cabin provided (I think)? Unknown whether owner fills feeders - guys are headed out to look at in a couple of weeks.

I can get back on a ranch just to the south of this and shoot a muley every year (although 20 guys are also after any muley with horns that two weeks) for a thousand dollars less, year-round lease (supply your own blind and feeder; first come on some bunks, otherwise camp any way you like, cat hole under a bush to crap). But the very affable rancher is too laid back and the lessees walk all over him. Not to mention the traffic to other ranches, border patrol, and game wardens through the place is off the charts.

Think he's saying 2 muley bucks total out of the 10 total hunters in addition to the 1 trophy/1 cull whitetails per hunter, if I read it right. I have to say I like this one compared to your current slightly lower cost one.

We pay $3200 per year for one mule deer and no WT(only seen a handful in 8 yrs) or birds or exotics(Elk or Aoudad) on our lease in Trans Pecos. We have no place to stay on the ranch and no one uses feeders or blinds. If they are providing lodging(?) and blinds/feeders that is not a bad price in today's market. Do they feed protein and if so who pays for it? 10 hunters would be about right for that acreage.

Depends on the quality of the deer and numbers on the ranch. Ran into a similar thing several years ago, but in doing my due diligence discovered there was only about 8-10 deer left on the place total.

Only10 guns on 10,000 acres is very attractive. Makes me question what is in place to kill the harvest requirements that the 10 guns can't in order to keep the herd within carrying capacity. Would be interested to know what the WT population is and quality of deer taken the last few years. I'd take the muley out of the equation as it is a 1 in 5 year chance for one at best, at least for now. If it has a cabin, blinds, feeders already in place, it gets down to location/drive, quality and quantity of deer and whether you can live with the rules and get along with any existing hunters. Sounds like it could potentially be a great opportunity.

Hunters per acre is great. As others have mentioned, what are the quality of the WT? Do they protein feed? Who fills feeders and is feed already included in the price? Also, do you have to put up with oil field traffic? Those are the main questions for me. To me, I would not factor in the mule deer hunting at all. It's as though it doesn't exist when determining if this is "THE" lease to be on since you'll only get a shot at one every five years. Cabin, accommodations and other hunters personalities are the only other things I can think of that may factor in. Any exotics, that would seal the deal for me.

10 hunters on 10,000 acres in that country assuming it's the Trans Pecos area is allot of hunters especially on a high fence. If it's the sand hills area that's a whole lot of hunters.

I don't have a clue what he's saying but whitetails are not mentioned.

It's understood. 1 trophy, 1 cull. Mulies would be divided 2 per group of 10 hunters.

Thanks Erath and my apologies HWY_MAN, I had every intention of typing WT in my explanation - "1 trophy, 1 cull WT per hunter". Just got in a hurry I guess.

This is what I call the "crossover" country, whitetails and sporadic mulies, south of IH10. Not the sandhills out west; I've hunted those and you're right, that would be way too many folks out there.

I would ask owner for pictures of recent past deer killed, copy of rules or lease agreement, how long would the lease be for, does his family or he hunt the property?
