I've hunted the past three years in Tyler county, and my family has only killed two little deer off of it lease, so we're going to get on a new lease this year, in the Tyler and Hardin county area. What should I look for in a good lease, and how well do some of y'all do in this area? I don't really care about trophies, just somewhere where I can regularly see deer on most sittings.

Size of the property, habitat and location. Also hunting pressure around the lease will effect a lot of how many deer you will see along with the other 3 things listed.

River frontage.

If you want to stay hunting in that area you might as well accept that you will not see deer regularly on most sittings. Too much cover, not enough openings, and usually steady rainfall will ensure of that. As stxranchman pointed out, size of property in this area especially will have a dramatic affect on deer sightings and quality. Timber harvest, controlled burning have produced some really nice deer for my neighbor's property in this area. His father killed a 168 there this year.

Look for mature pines in hedgerows. If you find them, you might reconsider that lease. The one and only lease I was on in East Texas was at FM1293 and Bluebird road, and it was clearcut right under the feet of the hunters.
