I have the chance to get on a lease in Lamar County but want to see what the going rate is per acre for a lease in Lamar County. It is Roughly 500 acres with no lodging. It would be for Deer, hogs and ducks.

It is South of Paris just North of the North Sulphur River. It is between Cooper and Paris.

Sounds like a decent area...
Maybe 10 to 15 per acre? How many other hunters on the place? How's the cover? How long is your drive?
Should have a TON of hogs and some decent deer if the poaching/nightlighting isn't too bad.
A lot of farmers have discovered they can lease these places for a premium in Lamar, Hunt and Fannin since they are so close to the DFWplex...

It takes me about an hour and a half max. My buddy owns the land next to it and we built a house to stay at on his land. It would be 3 adults and our kids. The landowner wants $40 an acre.

So $20k...that's real steep for NE Texas IMHO...but sounds like a good setup with lodging at hand...
I know $6500ish per gun can get you much better animals but hunting is more than killing...

$40/acre is really high IMO, everything I have seen in NETX is pretty close to $10/acre with some nice places getting $15/acre. If the place was really sweet and had good neighbors, lodging, year round access, and was close to home I could see paying $20/acre, but it better be nice. I don't see many places getting >$1500/gun in this area.
If I send my neighbors a text and ask them to give me feedback on my lawn and plant rye into a giant dong pattern, I'm probably going to get some less than positive feedback. Same goes here.

Have hunted that area not that long ago. It is not worth that kind of money. There can be a few good bucks around on large tracts but lots of pressure and usually more pigs than deer You will have doe days during rifle season. I don't know of anyone that pays that much out there, not even close.

The only way to stop these absurd lease asking prices is not to pay them. It is early in the year. If you want to hunt East, or North East TX, keep on looking.
