After daily search for months, we've decided to buy some land instead.

Can you guys recommend some good areas? Ideally, less than 2 hour drive from Austin.

Thanks

Thanks. We've been looking on LandsofTexas.com.

What do you think regarding acreage required for one family (dad and two young sons)?

What about terrain? We are looking for some water source. What about coverage? Some of the really open land concerns me.

acreage - assuming enough cover , 50 acres per hunter = 150 min (more is always better, dependent on your $$$$$ )

that's the hill country, so terrain is combination of low rolling hills/flats etc ...

water - that's a tough one; you have to look for plots with creeks, existing ponds or dig your own (about 5-10k per pond )

that area is loaded with deer , i wouldn't worry about 'some' open land as long as you have cover/open combination

I know of a great place for sale in southern Callahan county used to hunt down the road from this place and there are some great deer around there. It's 155 acres

I would think you will have to get a bit farther out than Llano county to get the price per acre down to reasonable. Mason , San Saba, Mills, McCoulloch, Menard, maybe Gillispe? those closer in to the Austin area get expensive really fast.

Yep, I'd look exactly where the above post suggests. Great counties, lots of deer, Gillespie is still really expensive.

Are you looking for land to go relax at? Or land to kill you some South Texas animals?

Coastal Prairie & Matagorda Bay system. Sic'em.

My kids are 9,11 and 13. After a couple of great years of bird huntin, we are ready to upgrade and kill some bigger critters!

That being said, we are not looking for trophies at this point either.....but give us a few years.

Mason County would be perfect for you. Lots of deer and hogs, some get pretty nicely sized, land isn't as expensive.

Menard and San Saba good too.

I can email pics, I'm doing a re-shoot of the ranch for spring so I took the old summer pics down. Tons of game on this ranch. Lots of axis too

Yeah, I could do half that property and price. Are you up for splitting the property?

no river access here but its not far from the Llano river bridge crossing and you can drive down to it there.

Can't split it up, sorry

Upon further review is the property to the south of it where the hippies live and have all the junk scattered everywhere? I'm pretty sure it is not sure I'd want those folks as a neighbors.

If I were looking for land for deer hunting purposes, I can state for a fact that I wouldnt be looking in TX unless it were in Grayson County. My searches would include Iowa, Kentucky, Kansas, or Illinois and possibly the panhandle of Oklahoma but then again, I like bug bucks.

What hippies and junk?

The property to the south is a bed and breakfast river property

Had no idea Grayson County was the only one in Texas that had big bucks.

Fascinating turn of events.

It isnt the only one. It is the only one that I would be interested in buying land in.
