Mine average from 1250 to 1650 a gun just depending on the place , elec ? cabine ? water ? stands ? i could keep going but you just have to pay for what you can afford

That is the most open ended question you could have possibly asked. The answers you are about to get will leave you even more confused.

Like already said depends on the amenities and area.
Deer density & habitat play a part as does what takes place hunting wise on surrounding properties.
Share a fence with 5 guns on 400 acres in a typical density region or 2 guns on 500 in a medium to high density area.

Some areas only support 1 gun per section others might support 1 per 100.

I've never paid per gun only per acre.

Avg $1500-3000, personally I am willing to pay a larger rate per gun for more acs. One thing to consider is do you mind looking for new hunfers every year? Getting more $$ per hunter will mean you wil be more likely to lose hunters. If it were me, i would take a lower $$ amount for hunters you know and trust. Plus, hopefully you will establish a hassle free long term partnership.

$ 6,000 not enough I would go for $10,000. Get 10 hunters then go buy another ranch.

I've seen it go the other way. My neighbor on my first ranch in val verde co used to lease for $1,000/gun. 21 hunters on 2100 acres. There wasn't a deer on the place with all that pressure. But she could get hunters to stand in line to lease it. If you charge a low price and stack too many hunters on it to get a reasonable rate of return then you can really ruin your place.

I ended up leasing it from her to protect MY land, upped the price to 2500/ gun and put only 8 hunters on the land. They were happy after a couple of years, and good repeat leasers.

As others have said, depends on many variables.....location (not only quality of location, but proximity to home to hunters), habitat, game population, variety of game, water, how many hunters per acre, access or lack thereof (a huge factor for me), whether you have exclusive rights, shelter, electricity and water.

I've hunted places that were great and I'd gladly pay $3K to be on, and others I'd pay no more than $600-$800 just because they were not much more than a place to camp and get away.

There are lots of variables, but here are two examples.

I pay $1885 (went up this year from $1575) for my lease in Stephens County, north of Cisco. 6 hunters on 930 acres. Electricity at camp for our RVs but no water. Decent deer population, and average antlers. This lease isn't anything special, but you'll see deer and get a good buck every few years. Its about 2 hours from the metroplex.

My dad pays $3300 for his lease south of Ozona. Extended MLD season and a nice 3 bedroom camp house included. 9 hunters on 7,000 acres. Tons of deer and some big bucks. In my opinion, the hunting on this ranch is pretty exceptional, you're practically guaranteed multiple opportunities at bucks over 130" and up to 155" isn't out of the question. Lots of mature bucks. Probably about 3.5 hours from San Antonio, 4.5 hours from Austin. If this place wasn't 7 hours from where I live, I'd get on it in a heartbeat, $3300 is a lot but the hunting is first-class.

As you can see it varies quite a bit depending on the quality of the hunting and amenities.
