Details of the Property. I can show it any weekend. I live 55 miles from the property. PM me with your phone number and i will give you a call.

97 total acres. Tons of Cover. Property is bordered on 2 sides by large neighbors. 1 ranch is 1,000 acres and the other is 1,500 acres. Tons of deer and turkeys ZERO HOGS. There are no monster bucks. We do have large number of deer and turkeys. Can email you tons of trail camera pics from this past season thru Feb 2014. I took all cameras down for the year in Feb.

Whats included:

We are moving out of state. Looking for someone not only to lease the property but also purchase the blinds and feeders that are in place ( 3 of each ). As well as the 28 ft RV that is hooked up with water and power.

Lease cost per year $1,500.00 ( Annual )

Blinds, feeders and 28 ft RV $2500.00

Total due at lease signing $4000.00

After first year lease will be $1,500.00 (Annual )

Before i am asked No i am not a Lease Broker. I am the current man that has this property leased thru 2015 and i am moving out of state for work and will not be able to hunt in Texas for the next couple of years. All money will be paid to me in cash, you will meet the land owner and he will write the lease out. I have paid for the lease until Sept 2015. So i am trying to recoup some of my money since i will not be able to hunt. I am not in a huge rush, looking for the right person to take care of the land and not shoot everything that moves. There are no Cows on the property. Land owner is great. Main goals for the land owner is to preserve the wildlife there ( not over hunt it ), keep trash and camp area clean. This is a great spot and hard to find smaller place for 1 person. YES YOU CAN BRING KIDS!!!!! My sons are in the blind with me every time i go to this property. Both of my son's killed cull deer this year.

definitely interested for my two boys and myself. would like to look at property ad visit with yourself and landowner, but unable to break loose till this weekend. I live in seminole. If possible like to set up a time and plce to visit if still available.

He didn't have a two year lease. My friend, who's property I hunt, owns the neighboring ranch. The RV he is trying to sell on here? Abandoned ..... and now my friend BOUGHT the property he was trying to sublease, and is working with the sheriff to try to get it removed. I will post more - it was an interesting study in bad hunting neighbors.....the kind nobody wants...............lets get the abandoned camper solved first though....then the rest of the story :-)

That first picture looks like the processor in Robert Lee. I know because my lease is in Robert Lee. This wouldn't happen to be the guy that used to run that place 2 years ago. Just wondering, he screwed me on some money I paid him for processing right before Menchaca's took it over.

Don't think there is any connection to the processor. I guess pic could have been from there. Processor in Bronte would have been much closer to the property.

He was leasing from a guy... wrong - landowner was a woman. I don't doubt he was paying the son money to hunt...

RV he was trying to sell? Now abandoned, registered to someone (different person)in GA. GA plates expired about the time he put this add up. I emailed him numerous times about buying the RV... no answer.

Seems like something, ... well,..... Just ain't right!

No neighbors of 1000 and 1500 acres. No idea WHERE he came up with that. My friend - who bought the place-- bordered it on 2 sides with 260 acres, another close friend is on 3rd side, 700 acres. Seems like he just made stuff up.

Kind of guy that takes care of the land? RV sewage dumps out the back, after about feet of hose, right on the ground. Sounds hospitable for the wife and kids, eh?

Original owner of most of the property in the area...this is on McDonald Rd. Did you have some dealings with Dowdy? That is who my buddy bought his parcel from, about 12 years ago, and so did everyone else I know of as far as neighbors

Yea talked to him on phone. The guy wanted to bend over backwards just to get a deal done asap. I was very excited on it cause that was the spot i have been trying to get my boys and myself out in that area with a small lease for my boys to hunt and myself just to relax. It was definitely scam but what made me mad was the fact that he knew the place was for my two boys to hunt and learn how to appreciate the country even if not their land. He knew this and was still willing to take my money. After i started asking question on the property over the phne, this guy started to suirm on answers and all of a sudden he just hung on me.Thats when i knew something wasnt right.

I am fsevin's nephew and have also hunted the neighboring ranch to this property since 2009. The old hunting occupants of the property that my good friend purchased were very frustrating. You guys already know about the subleasing scam so here are some additional details. A few examples were:

1 - Putting a feeder just on their side of a fence line and shooting DIRECTLY AT THE FENCE. If someone wants to put a feeder near a fence then that's their right, but you would think that they would set up the blind so they would shoot parallel to the fence and not at it. The area where this occurred is an area on my friend's property that we walk along to access a hilltop hunting spot overlooking a wheat field. Definitely not comforting to walk in that area knowing that you are in someone's line of fire.

2 - Every year we would have a good group of up and coming bucks. We felt that "next year will be our year" every year. But for some reason we would never see these deer again. With the majority of the neighboring ranches being a few hundred acres (typically) we knew that some of these deer would get shot, especially the nicer ones. It was inevitable. But then again we figured that one or two deer would squeak by every year. Trophy bucks in Coke County can be few and far between and our hunting group has been passing on young/immature deer for years hoping to get some bucks to maturity and in the 120s-130s with some luck and cooperation from mother nature. After reviewing trail cam pictures every year it would be very difficult to find any of the deer that we had been passing. Then my uncle stumbles across someone's profile who hunts in Coke County and after looking at photos we started to recognize deer from his LDPs. Once we connected the dots we learned that this guy hunted the neighboring ranch.

That is when after looking at all of his posts we began seeing multiple deer that we had passed in kill photos. The neighbors were shooting bucks left and right. In one season we found pictures of a 10 point that we had been watching, nice 8 pt, broke up young basket rack 8 pt, basket rack 6 point, and spikes all taken by the family hunting the neighboring ranch. I’m all about getting family involved in hunting and enjoying the outdoors but find it a little outrageous when your group kills 4 racked deer and multiple spikes off of a place around 100 acres in a single season! Shoot some does for crying out loud! Especially when the doe to buck ratio is very high in the area. Everything killed on the neighboring ranch may have been killed legally, but we still got a bad feeling in our stomach. This group of neighbors proved that a group of people hunting a small amount of acreage can make a big difference in terms of what survives until the next year. We are thrilled knowing that when we walk deer from now one they have a much better chance of being back in the future since our buddy has increased his acreage by purchasing this land also.
