San Antonio man inherits land in San Saba. about 280 acres.
Lived in San Antonio my whole life. I can't move there. A few buildings but nothing inhabitable for now.
What the hell would you do, and where do you start?

Lease hunting rights. btw, $500k for 280 San Saba acreage is wayyy low. Don't leave money on the table.

Yea we're definitely going to get some catttle on their for taxes. As of now my newly met neighbor Cousin Zeke had been letting his cattle run through our property so (small little gate) technically we've had cattle but I don't even know if that counts. But we've done my inlaws taxes as having cattle on board.

If the place is not already in ag exemption, get 5 years worth of receipts from Cousin Zeke for grazing the place. If it is, get them anyway. Good luck with the place. And sorry for the loss. Inheritance generally means someone died in the process.

my inlaws have had the ag exempt forever. will there be some county employees nosing around now after a significant transfer in the county?

Any time property in ag exemption changes hands the new owner has to also apply to continue the ag exemption. It's not automatic.

If you don't want to invest in cattle, you could lease the grazing rights and still maintain the exemption. Fees for grazing rights have increased with the increase in cattle prices the last few years. Grazing lease should bring as much or more than hunting lease if you have improved pasture.

Call Jordan Cattle co in San Saba & they could probably help......

Probably. You should do something to protect yourself from the tax man. I'd either get the wildlife tax exemption or if fences are good I'd throw a couple of buffs on there. They carry ag exemption just like cattle and are easy to keep.

I'm gonna be the fly in the ointment. Since you just got this place, I'd let things settle down before you do anything. Is Zeke really a cousin? If so, family running cattle, then you leasing grazing rights to someone else can usually cause tension. I think it depends on who's working in the appraisal district office, but I don't think they usually race out there and check for livestock after a transfer. Also, be sure and check out the wildlife exemption thoroughly, from an objective source, and make sure you want to go through those requirements before you kick any livestock off.

I'd also say wait on leasing out the hunting. If your marriage is even remotely like mine, your lovely wife may want to make some money off of the place, but the person farting with the hunters, contracts, liability releases, making sure rules are followed, picking up beer cans, etc. I'm guessing is gonna be you. Sounds like you may not have the time for that right now. I'd let it sink in being mine (ours) before letting anybody else come on the place.

Just my opinion. That and 4 bucks will get you a cup of coffee!
