Does anyone currently have a lease in the Paducah area of Cottle County. Just wondering what the going rate is per acre with what amenities?

I'm thinking of purchasing a property out that way and would like to take on a couple of management minded hunters to help pay the note.

Lots of variables; however that country will hunt 1 man per section at the most on the larger ranches. I lease on big ranches (8-10 thousand acres) and pay 3-4 bucks per acre (no quail) and have no more than 1 hunter per thousand acres, usually less (5 on 8000 acres now). I know smaller places (less than 3000 acres) lease from anywhere between 6-10 bucks an acre on average. If you find a place that crams a bunch of hunters on it, it won't be worth a darn out there. Amenities are usually you stay in town at the RV park or limited hotel rooms. A few places have RV hookups/campsites and even some houses which are usually a little extra. Hunting hasn't been too good the last 4 years, so you may be able to find a place this year a little more reasonable or just find a place period. If I would have bought land out there in 05 when I started hunting that country I could have tripled my money today.


How come everybody I meet is a deer hunting expert?
