Going up in two weeks to look at lease just north east of throckmorton off of county rd 79 about 8 miles out I was just wondering if anyone had any idea of hunting in area, hogs deer ducks any info will be appreciated tks

Should be pretty good, but like all leases "it depends". Cover, size and past/surrounding pressure are always concerns, but it is a really good area.

I would agree, every lease is different but that is a good area. It could turn out to be a great place for you.

I have been seeing leases pop up in that area that are supposedly run by a scammer. Not saying the one you're looking at is one of them but do your homework on it. At the very least do a google search on the guy's name you're leasing from before giving him any money.

I hunted NE of Throckmorton for many years. Hunted part of the Wagon Creek Ranch as well as another 750 acre property. Haven't hunted up there for 10 years BUT if your lucky and the drought hasn't had too much of an effect then you will be in high cotton! Tons of BIG deer, feral hogs and more turkeys than you can shake a stick at!

Whoever you lease with, make sure you sign a contract/document of understanding of some sort that at a minimum states you have exclusive hunting rights. I was looking at one in Throckmorton county last week. When I asked for that clause to be included (saw chairs and shells next to a wheat field), I then learned Dove hunters would also have hunting rights to "my lease". You would think that little tidbit would come up in a lease discussion...
